First, welcome to all new residents to the Saddlebrook community. Saddlebrook has made some good progress improving living conditions for us all. To maintain that trend, we each need to do our part by maintaining our homes and yards in compliance with community by-laws* and the New Castle County Code Enforcement Rules.**

An important part of being able to keep the common grounds, waste water pond behind the mailboxes maintained and snow removal achieved is individual homeowner payment of the annual assessment dues.

Over the last seven years those fees have been gradually reduced from $360 per year to $100 per year (equal to $8.33 per month). That is a great bargain for homeowners considering some communities are still stuck at $360 per year or even higher.

Even so, there are homeowners who are not paying the annual assessment. Those individual names are submitted to a collection agency. Unfortunately, wages are being attached and liens put on homes. Be a good neighbor and pay the assessment. It will make life easier for you in the long run.

It's been observed that the trash container at the mailbox is being used to deposit home trash. That container is only for junk mail. Future offenders will be subject to a $200 fee, if not paid would result in collection and/or lien on homes. Current offenders have been identified and should heed this caution.

Some home occupants, with questionable ethics, have disposed of various, no longer wanted household items by throwing them into the woods behind their home. In other words, trash is being thrown on private property. This conduct has been called to the attention of local authorities who will be following up with appropriate legal action.

For Saddlebrook events or conditions that cause you concern, you should call New Castle County offices: For mischievous or threatening actions, County police, 302-395-8050, and for property appearance, County Code Enforcement, 302-395-5555.

In our meeting on June 17th there were a number of issues which needed to be addressed so we?’ve decided to have the next Community Association meeting on July 15th at 7:30pm at the Elks Lodge. We expect to have our local State representative, County Code Enforcement folks along with County police attending. Come and share your interests and concerns. It's YOUR community! (Please briefly write your concerns on paper and give to one of the board members listed below before the meeting. This will help us address issues in a more constructive manner).

Before putting up a fence you need to get the approval of the board who will inform you concerning the type of fence allowed or they can be taken down at your expense.

If you have more than 2 cars please park the remaining cars in the overflow and NOT in front of other people?’s property or your car can be towed at your expense.
