Dear Serenade Homeowners:

We hope everyone has enjoyed their summer and it was loaded with lots of fun activities. The BOD is gearing up for some much needed improvements and maintenance to our community. As is typical with neighborhoods at or around Fifteen years old, upkeep and preservation of the neighborhood is a critical element in maintaining its value. Of course, this does not come without cost, which is the purpose of this letter. 
We had the playground inspected and it is in need of replacement. We have researched our options and have chosen ECOPlay System. What does this mean, the playground is made of Recycled “milk Jug” Plastic with a 50 year warranty and virtually maintenance free. ECOPlay Principles; commitment to safety, with educational, physical and emotional development in mind. 
The playground will include a play structure to accommodate children ages 2-12 and a 4 position swing; we have enclosed a picture and diagram of the playground area. We are excited about this new addition to the community.
The cost of this new ECOPlay System $23,063.38 in addition to a small retaining wall at $6,742.38 and new landscape and mulch at $1,000.00 It will take 6 – 8 weeks for installation.
Here at Serenade we always try to do our best in keeping expenses low and dues for all our families reasonable, while we are respectful of the varying financial burdens faced by homeowners, we hope that this will be sufficient notice that there will in fact be a Special Assessment of $125.00 per home. We have 192 homes and $125.00 per home allows us not to deplete our reserves. 
We will make every effort to keep this cost down without sacrificing the integrity of the needed repairs.
