Fines and Penalties

 

The Serenade Homeowners Association or its Management Company will assess the following fines for infractions of the Declaration, Bylaws, Rules and Design Standards.  In addition to the right to fine, the Association reserves all rights to use other remedies as provided in the Declaration or otherwise provided by law.

 

Violators will be notified to correct any “continuing” violation within 14 days of notification.  After the 14 days have passed, a $25 per day fine will be imposed for the infraction for “continuing” violations until the violation is cured.  Furthermore, a $25 fine will be assessed against violators for any repeated “individual occurrence” violation, which occurs after notification.  Any funds collected as a result of a fine will be deposited in the general fund of the Association.

 

The Serenade Homeowners Association Management Company and/or Board of Directors shall provide notice to the violating party that it has fourteen (14) days in which he or she may request an opportunity for a hearing to take place before the Board in executive session regarding the fine(s) to be assessed.

 


Common Areas

 

All Common Areas

1)      All common area amenities are only for residents of Serenade.

2)      Guests are allowed only when accompanied by a resident.

3)      No glass containers allowed in any of the common areas.

4)      The hours for all common areas are 9:00 AM to 10:00 PM.

5)      Be courteous of others using the facilities.

6)      Dispense of all waste and leave area clean.

 

Pool

1)      There is no attendant on duty.

2)      No horseplay or running.

3)      No diving allowed.

4)      No pets are allowed in pool area.

5)      No children, 14 and under, are allowed without adult supervision.

6)      Do not move pool furniture outside the pool area.

7)      No food or drink is allowed in or on the water.

 

Tennis Courts

1)      Turn off lights upon leaving courts.

2)      Only rubber soled shoes are allowed on the courts. 

3)      Proper tennis wear is also expected.

4)      No roller blades, skateboards, bikes, or other toys allowed on the courts.

5)      The tennis courts are for tennis only.

6)      Limit play to one (1) hour when others are waiting.

7)      ALTA tennis will have certain set hours each week when the courts are reserved for them.

 

Basketball Courts

1)      Only rubber soled shoes are allowed on the courts. 

2)      Proper clothing is expected.

3)      Basketball play takes precedence over other use of the court.

4)      Limit play to one (1) hour when others are waiting.

5)      Be courteous and allow others to play on the court by utilizing half court play.

 

Keys

1)      One key will be given per household.

2)      The first lost key will cost $35 to replace.

3)      The second lost key will cost $50 to replace.

4)      All subsequent lost keys will require a letter of explanation and will cost $50 to replace.

5)      Only residents in good standing will receive a key.

 

ALTA Teams

Mission: The Serenade HOA believes that supporting groups such as ALTA tennis will promote our subdivision and support the goal of improving property values for our community.

Rules:  The following rules are implemented for the benefit of the community in order to promote a cordial environment. 

1)      The team shall consist of a minimum of 25% members from the community.

2)      The team captain will be a resident of the community.

3)      A 14 day open invitation must be extended to residents of the community to join the ALTA team.  A flyer should be distributed or if timing permits, an announcement in the newsletter.  After this period of time, non-residents may be asked to join.

4)      Non-residents will pay a fee of $25 per ALTA season.  This must be collected and submitted to the HOA before the season begins.

5)      A roster of the team must be submitted to the Board before the season begins.  The team captain will be noted on the roster.

6)      The team captain will be responsible for the scorecards for the season.  At the end of the season, the team captain will return them to the board member responsible for them.

7)      Play will be allowed from March until November. 

8)      When the pool is not open, the captain of the team will be responsible for the opening and closing of the pool area for access to restrooms.

9)      When the pool is not open, only one restroom will be open and will be used as a unisex facility.  The other restroom is used for pool furniture storage.

10)  An adult must supervise children (14 and under) to the restroom.

11)  Do not move pool furniture outside the pool area.

12)   The captain will review these rules with each team member.

13)   After each play or practice session, the captain will ensure that the bathroom is clean and all trash is picked up around the court and put in appropriate receptacles.  All trash receptacles in the courts should be emptied in the larger trashcans outside the courts.

14)   Only rubber soled shoes are allowed on the courts.  Proper tennis wear is also expected.

 

Miscellaneous

Pets

1)      Clean up after pets. 

2)      Do not leave pet waste in yards or common areas.

3)      For the safety of the community, pets must be kept on a leash when outside of a fenced yard.

4)      Pets should not create a nuisance for other residents such as excessive barking or destruction of property.
