At the 2001 annual homeowners meeting in July, the membership voted in the board of directors for the coming year. Continuing in their current capacity are Joe Simonds (President), Don Welton (Vice-President), Carol Wise (Treasurer), Paul Dexheimer, and Roberto Fernandez (Members-At-Large). Joining the board Vicki Memmer, who will serve as Secretary, and Colette Standen, who returns to the board as a Member-at- Large. The Board appreciate the confidence that the Association membership has placed in them.

At the annual meeting, many owners expressed concern about the management situation. The Board shares those concerns. In an effort to address those concerns, Chuck Penrod has resumed the responsibilities of manager subject to review in 60 days. At that time, the Board will review the situation and will make a decision about the future direction that will be taken regarding the manager position.

The enclosure for the trash dumpsters has been completed. This should help reduce the amount of trash outside the dumpsters. The Board is also looking at options which will help reduce our waste disposal costs,

The Association will be contracting with Mountain Man Chimney Sweeps again this year to inspect and clean all of the chimneys in the complex. The inspection includes an inspection of all exterior components, determination of soot and creosote buildup, and repair/reseal of any loose storm collars. At that time, the sweep will determine which chimneys need cleaning. Even chimneys no longer in use need inspecting to ensure that no water or other materials can get into the pipe and cause a hazard. The inspection will not require entry into the units, but cleaning will. We will notify you if your chimney needs cleaning so you can arrange for access to your unit. Please make sure that Chuck has a key to your unit(s) so that we can carry out the necessary work. If we need to re-schedule any cleaning, the unit owner will be billed for any additional cost (the cost of inspection and cleaning are included in your monthly dues).

Parking permits will be re-issued to those owners who have lost or mis-placed their permits. The $25.00 replacement fee will be waived at this time, but will be in effect for future replacements. If you need a new permit, please contact Vicki Memmer. A reminder: only one permit will be issued per unit. Permits reported missing will be placed on a list of invalid permits. Any vehicles found using invalid permits will be subject to towing. We are working on arrangements with a local towing company to help us enforce the parking regulations. It is the responsibility of the individual unit owners to provide their tenants with the parking permit. Please take this opportunity to familiarize yourself with the parking regulations as spelled out in the "Guidelines, Rules and Regulations for Owners, Renters and Guests." At this time, permits are required for parking within the "U" areas. Guests and visitors may park along Clear Creek Drive. We ask that residents refrain from parking on the north side of the F building as this is a fire lane and cars parked there constitute a hazard. No parking signs will be posted there soon.

At a recent Board meeting, the Board of Directors voted to increase the association dues. The last increase was in 1997, and since then our general expenses have increased significantly. The recent increase in energy costs placed a significant burden on the Association budget. The new dues structure will go into effect on November 1, 2001, and will be as follows:

1 bedroom units: $125.00/month
1 bedroom/loft: $138.00/month
2 bedroom units: $140.00/month
2 bedroom/loft: $150.00/month

One last reminder. If you rent your unit out, you are required to register your tenants with the manager. If you have not done this, please do so as soon as possible. Unregistered tenants are considered guests and are not entitled to use of the laundry or pool facilities (see "Definitions" in "Guidelines, Rules and Regulations"). If your unit(s) are handled by an agent, you must register that agent with the Board of Directors and it is the responsibility of the agent to register tenants with the manager. Please see the "Guidelines, Rules and Regulations" for further clarification.
