Exterior Maintenance Rule for SVHOA

Background:

The following rule was adopted by the Silverwood Village HOA Board of Directors on November 13, 2005. The purpose of the rule was to fill a perceived "hole" in the covenants, which do require maintenance of landscaping, but lack language requiring maintenance of structures.

Notice of the proposed rule was provided to all owners with the annual meeting notice. Comment from owners was solicited at the annual meeting on October 27, 2005. A motion passed at that meeting expressing the desire of those present at that meeting for the board to enact the rule.

EXTERIOR MAINTENANCE OF HOMES

All homeowners must maintain the exterior appearance of their dwellings, structures, fences, yards, and lots to conform to the harmony and appearance designed and built as Silverwood Village. Maintenance of dwelling units or lots is the responsibility of the homeowner. Any dwelling units or lots damaged or unsightly as a result of a homeowner's failure to maintain the property as determined by the Board of Directors must be repaired within 30 days of receipt of notice from the Board of Directors or within such period of time the Board determines is reasonable. If the repair has not been completed with this time period, the Association may levy a daily or weekly fine per the fine policy.
