Question/ Response From the Board

Q: The empty lot at the end of View Meadow has been deeded over to the HOA from Hartman Homes, Ltd. It is now considered a common area. The Board is asking for your comments and input regarding how the community will utilize the empty lot. Do you have any ideas? If so, please write them down here.

R: Based upon additional information supplied by ProComm and Gordon Hartman Homes, Ltd., the Board was notified that the empty lot at the end of View Meadow would not be deeded over to the community. This property is owned by the city of San Antonio. Because of this, the lot will be used as a neighborhood park with no permanent structures.

Q: With the departure of Hartman Homes, Ltd., we, as a community, have the opportunity to address concerns about any possible damages of public areas (examples: roads, common areas, curbs) by the builder. Remember, any concerns you bring forward need to have merit and documentation to prove responsibility by the builder. If you know of any such issues, submit them here. Please provide a detailed explanation including specific location so that the Board can address this.

R: All of these issues were addressed during the final “walkthrough” with Hartman Homes, Ltd. and ProComm. Hartman Homes, Ltd. agreed to repair the stucco walls and remove construction debris in the lot. However, Hartman Homes, Ltd. did not agree to repair the roads claiming the damage is due to normal wear and tear.

Survey results:
Cracks and damage to stucco walls in entrance to community
Cracks in roads
Construction debris in empty lot

Q: With the departure of Hartman Homes, Ltd., the entrance/exit gates will be kept closed 24 hours a day. The Board would like imput from commuinty members on considering having the gates open during high traffic times to reduce “wear and tear” of the gate equipment. This will ultimately save on repair costs. Please make your selections.

R: The majority of homeowners elected to have the gate closed except during the hours of 6:00 am-9:00 am and 4:00pm to 7:00 pm during week days and closed all day and night during weekends. Targeted date for gate closure will be the week of November 12, 2001.

Q: The issue of recycling has been brought to the Boards attention. We are exploring the cost and pick-up options that are available. Are you interested in recycling?

R: The Board had an overwhelming response in favor of recycling. Further information pertaining to this issue will be discussed at the open meeting on November 29, 2001.

Q: Speeding within the neighborhood is becoming an issue. One option is for the community to place caution and speed limit signs in certain areas. What do you think?

R: Based on feedback received, the majority of residents chose to have a sign posted at the entryway to the community.
