DIRECTOR'S CORNER:
This is an especially busy time for Stonecreek HOA. The deck at the swimming pool is being resurfaced. This major project should be completed in time for the swimming pool to open on March 15, 2001.
Another big issue at Stonecreek is the Annual Meeting and Board of Directors Election (May 15). In this issue of the newsletter please consider the Board of Directors Candidate Form. This year there are two openings on the Board of Directors. Being on the Board of Directors requires attendance to the monthly meeting, which lasts two hours. There are also times during the month that you may be contacted by our Management Company for approval or discussion about an item that cannot wait for the next monthly meeting. We welcome any homeowner to contact Borg Property Services if you have questions about the Board of Directors or the requirements. Being on the Board is a great way to become involved in your community. This will also give you the opportunity to make important decisions that effect all of us.
If you wish to be nominated for a position to the Board of Directors, The Candidate Profile Form in this newsletter must be completed and received by Borg Property Services by March 15, 2001. This form will allow you to indicate your desire to be a member of the Board and will request basic information about yourself (address, how long have you been a resident, why you want to be a Board member etc.) This information will be published in the April newsletter along with our proxy/absentee ballot forms.
We received a notice from a homeowner about individuals who have been seen lurking around yards, scaling fences, eyeing and even going into open garages. If you notice any suspicious individuals around Stonecreek please contact the police (911). You may also want to keep your garage door closed so those items are not stolen.
QUESTIONS TO THE BOARD OF DIRECTORS
Q. What is the yellow-green on the bottom of the block wall (south side of Juniper by Freestone Park)?
A. This is the preemergent sprayed to prevent weeds in the common areas.
Q. Will the dues be raised in June?
A. The Board of Directors and Borg Property Services are happy to announce that there will not be a dues increase in June 2001. The current income level is satisfactory for the expenses that are budgeted in 2001. The Board of Directors will be discussing the dues amount for June 2002 at their March 21, 2001 meeting.

?¼ Bowman Concrete - replace swimming pool cool deck. Completion date of 3/15/2001.
?¼ Sunland, Inc. - seal the tennis court cracks.
?¼ Water feature repair/maintenance - Water Works by George.
WE HAVE 2 UPCOMING CONTRACTS:
?¼ Install additional lighting at the pool,
?¼ Paint common walls.

The CC&R's require ACC approval before starting projects that will change the appearance of your home or yard.
LANDSCAPE VIOLATIONS
Borg Property Services reported a total of 165 violations this month. They would like to remind homeowners that weeds are very prevalent even in March. Please take care of the weeds on your property as this is a finable violation in Stonecreek HOA.
We would like to remind the homeowners that bare areas in the rock or grass areas are a violation of the landscape guidelines. If there are bare rock areas, please add more rock, if there are bare areas in the grass areas, grass needs to be added.

DID YOU KNOW?
"This is the time of year that the Gilbert utility section records household water usage to calculate sewer rates for next spring. So, by conserving water now, you will save on future water bills.
The Town of Gilbert calculates sewer fees based on water usage billed on the January, February and March bills. But, depending upon your billing cycle, this may include water actually used from the end of November in some cases and until the end of March in others.
Lower water usage during this time will result in lower sewer charges from May through April of the following year. So conserve now and save later."

The following is the form to be completed by any person wishing to be elected to the Stonecreek Homeowner's Association Board of Directors. This information is to be received by Borg Property Services by March 15, 2001. Any nomination not received by this date will not be included on the proxy form which will be mailed in the April Newsletter. The information below will appear in the newsletter, except address, lot #, and phone numbers.
Any person who is elected to the Board of Directors will serve a term of three (3) years. We will have two (2) positions to fill at the May election. Any person running for the Board of Directors must have the following qualifications:
/ Act in the best interest of the HOA,
/ Act as a reasonable person,
/ Be in good standing with the Stonecreek HOA,
/ Be an impartial observer,
/ Make commitments of both time and effort to the running of the HOA,
/ Cooperate with other Board members and the property management company.

SELLING YOUR HOME?
Please help yourself by telling your title company that a sale is pending and that they must notify Borg Property Services of the pending sale. Borg Property Services has seven (7) days to inspect your house before the sale can be completed. (House bill 2299) If the inspection must be done in less than seven (7) days because they did not notify Borg Property Services, then Borg Property Services will charge the homeowner an extra fee. Title companies have been known to ask for a rush inspection because they did not notify Borg Property Services, and the homeowner is charged the extra fee.
There is always a fee associated with this inspection. The homeowner pays this fee at closing. Contact Borg Property Services for its rates.

If the house will be all one color, then no ACC approval is needed provided you use an approved Base color. If you are painting the "pop-outs" (raised stucco surrounding the windows and/or garage) an approved trim color, then you do not need to submit an ACC form.

If you choose a different color than those approved by the ACC, then you must submit an ACC form with a large sample of the color you wish to use. You must allow 45 days for approval of a new color.
