DIRECTOR?’S CORNER:
The Annual Meeting will be held on May 15, 2001 at Patterson Elementary School. The meeting will begin at 7:00 P.M. in the Cafeteria. Please plan to attend to hear what the Board accomplished last year and what it intends to do in this year. The annual election of members to the Board of Directors will also be held and your attendance will help us meet our quorum.

This year there are two positions to be filled on the Board. One position is for a one year term. (This position was vacated in the middle of the member?’s term.) The other position will be for the usual three year term. At this time Stonecreek has one homeowner, Sharon Howes, who has entered her name as a candidate. If you are interested in being a Board member, ask your neighbors to write in your name on their ballot. If you have questions about the duties of the Board of Directors, contact Borg Property Services. Nancy will be more than happy to answer your questions or you may speak with a current member of the Board.

If you are not able to attend this very important Annual Meeting/Election, please take the time to mail either a Proxy or an Absentee Ballot. You can mail it in with your next HOA payment for your convenience. Please note that the proxy and absentee ballots are due in Borg Property Services?’ office by May 1, 2001.

This time of the year also brings other challenges to Stonecreek HOA. One concern is the number of properties with weeds. Remember that your yard is your responsibility. Please take pride in your home and neighborhood by keeping your landscaping in a well-kept manner. Your property not only affects the value of your home, but also your neighbors.

The Association is also very concerned about the appearance of the common area around the swimming pool. This month a fungicide will be sprayed on the grass to kill the fungus that was present last year. We will also be planting Bermuda grass seed in the areas that are bare. Please remind your children to not play on the grass in the common area while we attempt to improve the appearance of the grass. This will benefit you and your home values.

For those of you who are concerned about running out of coupons, don't fear. New coupon books will be ordered and mailed out in May. Homeowners who rent their properties, have you considered adding the cost of a landscaper to the monthly rent? A landscaper who maintains your property weekly will keep the property looking good and help you to avoid landscape violation notices. This will help with the value of your home and of your neighbors.

The pool deck resurfacing has been completed and the pool has reopened. We are very happy with the finished cool deck at the swimming pool. The new deck has added to the beauty of the pool area, and we are sure you will enjoy it. Please take a spin by the pool and let us know what you think.

We now are getting ready to seal the cracks at the tennis courts and hope to have bids by the time you read this. This project was planned for the convenience of the tennis players so that they could use the new tennis courts at Freestone Park, while this necessary maintenance is being done.

The water feature pump and exhaust fan repairs have been made. If you notice a problem at the water feature, please call Borg Property Services at 480-456-6927.


ASSOCIATION ACTIVITY:
VANDALISM
There was no vandalism for February! YEA!

FOUR CONTRACTS WERE AWARDED THIS MONTH:
Bank-A-Count Corp. - print 24 month coupon books. Estimated price is $1.03 per book plus postage,

Dahl/Diamond Back Painting - paint the selected walls in the common areas along Stonecreek, the pool fence and the Ramada. Estimated price is $5,500.00,

Gil?’s Iron Specialties - install 59 culvert grates. Estimated cost is $3,540.00,

Arbor Care - tree trimming. Estimated cost is $5,000.00.

ONE UPCOMING CONTRACT:

Install additional lighting at the pool.

COMMITTEE REPORTS:
Call Sharon Howes if you want information on a committee or want to join a committee (480﷓497﷓8124). Sharon will then handle the volunteer?’s communications between the Board of Directors, the homeowners and Borg Property Services.

The CC&R?’s require ACC approval before starting projects that will change the appearance of your home or yard.

LANDSCAPE VIOLATIONS
Borg Property Services reported a total of 134 violations this month. Weeds are very prevalent with the rain and sunshine we have received. Please take care of the weeds on your property as this is a finable violation in Stonecreek HOA.

We would like to remind homeowners that bare areas in the rock or grass areas are a violation of the landscape guidelines. Please add rock or grass as needed.

DID YOU KNOW?
That, when working on your IBM computer, if you press the ?“D?” key while holding down the Window?’s ?“Start?” key that you will be returned to your desk top?

Likewise, pressing the ?“E?” key while holding down the Window?’s ?“Start?” key will start Window?’s Explorer.

That you can open all the folders on a drive while in Window?’s Explorer if you click on the drive icon and then press the ?“*?” key on the numeric keyboard. (Note: this may take awhile on you C:\ drive.) You can close all the open folders by double clicking on the drive icon. Press F5 to refresh your window.

LIST OF CANDIDATES FOR MEMBERSHIP ON THE BOARD OF DIRECTORS:
Sharon Howes is the only resident who has expressed a desire to be a member of the Board of Directors. Please consider her when you vote for the next two members to be on the Board of Directors. Remember that the Board decides how the HOA is run which effects you because how the HOA is run has influence on your home value.

SELLING YOUR HOME?
Please help yourself by telling your title company that a sale is pending and that they must notify Borg Property Services of the pending sale. Borg Property Services has seven (7) days to inspect your house before the sale can be completed. (House bill 2299) If the inspection must be done in less than seven (7) days because they did not notify Borg Property Services, then Borg Property Services will charge the homeowner an extra fee. Title companies have been known to ask for a rush inspection because they did not notify Borg Property Services, and the homeowner is charged the extra fee.

There is always a fee associated with this inspection. The homeowner pays this fee at closing. Contact Borg Property Services for its rates.

APPROVED PAINT COLORS:
BASE COLORS: (Dunn Edwards or equivalent)
Pheasant, Baja White, Desert Dawn,
Navajo White, Bone China

If the house will be all one color, then no ACC approval is needed provided you use an approved Base color. If you are painting the ?“pop-outs?” (raised stucco surrounding the windows and/or garage) an approved trim color, then you do not need to submit an ACC form.

To review these colors call Frank at 926-4412 (Stonecreek Resident). You may review the chips in his home or checked out to review at your home. Please respect Frank as a fellow homeowner and contact him only between the hours of 10 am-8 PM, Monday-Friday.

If you choose a different color than those approved by the ACC, then you must submit an ACC form with a large sample of the color you wish to use. You must allow 45 days for approval of a new color.
