DIRECTOR?’S CORNER:
Please attend the Annual Meeting, Tuesday, May 15, 2001 at Patterson Elementary School. The meeting will begin at 7:00 p.m. Your attendance at this annual meeting is appreciated. You will learn about up coming projects and concerns that the Board of Directors will be facing this year. If you cannot attend the meeting, then you hopefully sent Borg Property Services your proxy or absentee ballot.

The meeting will begin at 7:00 p.m. and will last until approximately 8:30 p.m. There will be door prizes and refreshments.

Again the weather is getting warm, and the vandalism has begun. The weekend after the swimming pool was opened, some children went onto the new cool deck with their scooters, skateboards and roller blades. Two of the scooters had motors on them. DAMAGE WAS DONE TO THE BRAND NEW COOL DECK. The police came to the pool and took a report from homeowners, Borg Property Services and a member of the Board of Directors. We had not even received the billing for the finished cool deck before it was damaged.

PARENTS, YOU ARE RESPONSIBLE FOR YOUR CHILDREN. Any individual who is arrested for this, or any other crime at Stonecreek HOA, will be prosecuted to the fullest extent of the law. If the individual is a minor, Stonecreek HOA will take CIVIL ACTION against the parents of the minor child, along with the prosecution of the child. PLEASE TAKE RESPONSIBILITY FOR YOUR CHILDREN. Pay attention to your children and know where they are and who they are with. When vandalism occurs, the price to repair it comes out of your pockets. (See Coupon Books on page 3.)

If you notice vandalism in progress, please contact the police and Borg Property Services immediately and report that it is an emergency. Please make notes about the description of the vandal(s) and give this information to the police. If you have a camera handy, take a picture of the vandal(s). INFORM THE POLICE OFFICER THAT STONECREEK HOA HAS SIGNED A POWER OF ATTORNEY OVER TO THE TOWN OF GILBERT POLICE DEPARTMENT.

WE NEED ALL STONECREEK RESIDENTS TO HELP US WITH THIS PROBLEM. Catching a vandal will prevent our savings from being spent on vandalism repairs, instead of improving the Stonecreek Community.

If you have any constructive ideas on how to prevent vandalism in Stonecreek HOA, please attend the annual meeting or contact Borg Property Services.

GARDENING TIPS

Give citrus trees their final fertilization in May.


Trim bougainvillea vines back this month to help encourage flower development on new growth closer to the base of the plant.


Bottle trees may be shedding leaves. Old leaves simply turn brown and gall, but they will be replaced by new leaves shortly.


ASSOCIATION ACTIVITY:

The Fire Fence along Juniper was removed.

The HOA Fine schedule has been updated and will be published in an upcoming newsletter.

WE AWARDED TWO CONTRACTS THIS MONTH:

Sunland Inc. - Tennis court crack sealing ($2,128.00),

Pacific Landscape Maint. Enhancements to the water feature and the pool area ($1,500.00).

WE HAVE TWO UPCOMING CONTRACTS:

Install additional lighting at the pool.

Borg Property Services is accepting bids for a new pest control vendor.

If you know of anyone who would like to bid on a Stonecreek HOA bid, please have them contact Borg Property Services at 480-560-6927.

Note: the Board of Directors has a policy of reviewing all contracts yearly to insure that the contract price is in line with the market. We solicit bids when the price is too high, the quality of work is not what we expect, or we just want to insure that we have a competitive contract. We enforce this policy with all contracts.

Call Sharon Howes if you want information on a committee or want to join a committee (480﷓497﷓8124). Sharon will then handle the volunteer?’s communications between the Board of Directors, the homeowners and Borg Property Services.

LANDSCAPE VIOLATIONS
Borg Property Services reported a total of 187 violations this month. Weeds are very prevalent with the sunshine we have received. Please take care of the weeds on your property as this is a finable violation in Stonecreek HOA.

We would like to remind homeowners that bare areas in the rock or grass areas are a violation of the landscape guidelines. Please add rock or grass as needed.

NEWSLETTER INFORMATION:
The Stonecreek HOA newsletter is published monthly. If you fail to receive a newsletter or know of someone who is not getting a newsletter, please contact Borg Property Services so the situation can be corrected. We usually publish the newsletter shortly before the first of the month.

HOW TO GET A REPLACEMENT MEDICARE CARD
?“Now you can replace your lost or missing Medicare card without visiting a social security office, without even calling social security. Go to www.ssa.gov/medicarecard. You can request a replacement card from 7 a.m. to 11p.m. Monday Through Friday. You?’ll receive your new card by mail, usually within 30 days. You can request a replacement card on weekends, but hours of service are limited.

?“When requesting a replacement card, you?’ll have to provide your name, date of birth, and social security number. You will also have to provide some additional information for security purposes. Your replacement card will be mailed to the address the social security has for you in their records.?”

Our new coupon books will be mailed to us in May. Please note that the dues will be increased $.50 to $38.50 effective June 1, 2001. This rate is fixed for two years.

SPEEDING CAN BE MORE THAN JUST A SIMPLE TRAFFIC CITATION!
?“Under Arizona law, there are two main classifications of speeding that apply to Gilbert roadways. One is under the section ?“reasonable and prudent speed.?” If you?’re going over the posted speed limit, you may be subject to a civil traffic citation.

?“That can be a civil traffic sanction and points against your driver?’s license. Many people pay the fine or, if they qualify, avoid the monetary sanction and the points by attending Defensive Driving School, thus becoming eligible for dismissal of the charge.

?“But if you?’re travailing more than 20 mph over the speed limit, you may be cited for a criminal traffic violation. The consequences are more severe. A person is subject to a larger fine, and up to 30 days in jail.

?“If someone is going that fast, they?’re not only putting themselves in danger, but everyone else on the road, too,?” said Judge Pro Tem Steven Wiggs, who oversees traffic night court at the Gilbert Municipal Court. ?“Criminal speed is a very serious offense.?”

?“Officers have cited drivers for traveling up to 80 mph on Gilbert streets with posted speed limits of 45 mph. Recently, one driver was cited for 56 mph in a 35 mph school zone at 2:50 in the afternoon.

?“That is an extremely dangerous speed and can have tragic outcomes, ?“Town Prosecutor Lynn Arouh noted. ?“Drivers need to understand that speeding, just like any illegal activity, isn?’t tolerated in the Town of Gilbert and can have serious consequences.?”

SELLING YOUR HOME?
Please help yourself by telling your title company that a sale is pending and that they must notify Borg Property Services of the pending sale. Borg Property Services has seven (7) days to inspect your house before the sale can be completed. (House bill 2299) If the inspection must be done in less than seven (7) days because they did not notify Borg Property Services, then Borg Property Services will charge the homeowner an extra fee. Title companies have been known to ask for a rush inspection because they did not notify Borg Property Services, and the homeowner is charged the extra fee.

There is always a fee associated with this inspection. The homeowner pays this fee at closing. Contact Borg Property Services for its rates.

APPROVED PAINT COLORS:
BASE COLORS: (Dunn Edwards or equivalent)

If the house will be all one color, then no ACC approval is needed provided you use an approved Base color. If you are painting the ?“pop-outs?” (raised stucco surrounding the windows and/or garage) an approved trim color, then you do not need to submit an ACC form.

To review these colors call Frank at 926-4412 (Stonecreek Resident). You may review the chips in his home or checked out to review at your home. Please respect Frank as a fellow homeowner and contact him only between the hours of 10 am-8 PM, Monday-Friday.

If you choose a different color than those approved by the ACC, then you must submit an ACC form with a large sample of the color you wish to use. You must allow 45 days for approval of a new color.
