BOARD OF DIRECTORS CORNER:
Another Annual Meeting has passed. Unfortunately, the Association did not produce a quorum. In order for a valid election to take place it is necessary for at least 56 votes to be received by proxy, absentee ballot or ballot the evening of the meeting. As the Board of Directors have done in the past, the newest Board members will be appointed at the next meeting on June 20, 2001 at the Mesa library.

The Annual Meeting Agenda and the financial position of the HOA, which was discussed at the Annual meeting, can be found on page 3 and on page 4.

We have reviewed and updated the HOA Fine Schedule. A copy of this new schedule can be found on page 5. Please review it as there are some significant changes, mostly geared toward repeat offenders. It is in effect now.

The Board of Directors would like to congratulate all of our students who will be graduating this year. We are sure that your families are very proud of your accomplishments, whether it is a graduation from Kindergarten, High School or College. We wish you good luck in the future.

Your new monthly Association dues?’ coupon books were mailed on May 18, 2001. If you have not received a coupon book, please contact Borg Property Services. Please note that dues are now $38.50/month.

With the Memorial Weekend Holiday comes summer recess for students, and vandalism increases around the community. Please remember that the policy of Stonecreek HOA is that vandalism at the pool will result in the closing of the pool until any necessary repairs are made. If you know of someone who is responsible for the vandalism please contact the Gilbert Police Department or Borg Property Services. The Gilbert Police Department has a Power of Attorney and the Association will prosecute any vandals. If the vandal is a minor, his/her parents will be responsible for all costs to repair damage to the Association?’s amenities. It is time for all homeowners in Stonecreek HOA to stand up and not accept vandalism anymore. It hurts the values of our homes, the values of the common area and costs each of us precious dollars that would be better served elsewhere in the community.

What has happened this past month?

the water feature had erosion prevention work completed along with new plants,

boulders were moved from the water feature to the swimming pool, to prevent bike jumping in the common area grass by the swimming pool,

trees were trimmed throughout the Association,

cracks were sealed at the tennis courts,

coupon books were mailed to the homeowners,

the bare areas in the grass in the common areas were hydro seeded.

ASSOCIATION ACTIVITY:
PEST CONTROL CONTRACT AWARDED:
Top Notch Pest Control has a new owner (Jerry Evans) who will continue to service Stonecreek HOA at the previous fee. Mr. Evans will also provide pest control service for the homeowners at the old fee.

WE HAVE TWO UPCOMING CONTRACTS:

Install additional lighting at the pool,

Pool and tennnis court signage.

COMMITTEE REPORTS:
Call Sharon Howes if you want information on a committee or want to join a committee (480﷓497﷓8124). Sharon will then handle the volunteer?’s communications between the Board of Directors, the homeowners and Borg Property Services.

LANDSCAPE VIOLATIONS
Borg Property Services reported a total of 186 violations this month. Weeds are very prevalent with the sunshine we have received. Please take care of the weeds on your property as this is a finable violation in Stonecreek HOA.

Easter is over, but is the egg in the refrigerator cooked or raw? Give it a spin. A hard-boiled egg spins while a raw egg wobbles.

Bank One Ballpark offers tours and features a behind-the-scenes look at the ballpark. Each tour lasts about an hour and 15 minutes. Location Bank One Ballpark, 401 E. Jefferson St., PHX. Parking is available at the Bank One Ballpark parking garage, off Fourth street. Tours are held Monday-Saturday at 9 a.m., 10:30am, noon, 1:30pm and 3pm call in advance for details and reservations at 602-462-6500.

Homeowners who have taken the tour report that it is a cool tour. They even got to see the locker rooms and sit in the dugout!

The neighbors on 1268-1549 E. Laurel had a neighborhood cookout last month. A great time was had by all.

SELLING YOUR HOME?
Please help yourself by telling your title company that a sale is pending and that they must notify Borg Property Services of the pending sale. Borg Property Services has seven (7) days to inspect your house before the sale can be completed. (House bill 2299) If the inspection must be done in less than seven (7) days because they did not notify Borg Property Services, then Borg Property Services will charge the homeowner an extra fee. Title companies have been known to ask for a rush inspection because they did not notify Borg Property Services, and the homeowner is charged the extra fee.
There is always a fee associated with this inspection. The homeowner pays this fee at closing. Contact Borg Property Services for its rates.

APPROVED PAINT COLORS:
BASE COLORS: (Dunn Edwards or equivalent)
Pheasant, Baja White, Desert Dawn,
Navajo White, Bone China

If the house will be all one color, then no ACC approval is needed provided you use an approved Base color. If you are painting the ?“pop-outs?” (raised stucco surrounding the windows and/or garage) an approved trim color, then you do not need to submit an ACC form.

To review these colors call Frank at 926-4412 (Stonecreek Resident). You may review the chips in his home or checked out to review at your home. Please respect Frank as a fellow homeowner and contact him only between the hours of 10 am-8 PM, Monday-Friday.

If you choose a different color than those approved by the ACC, then you must submit an ACC form with a large sample of the color you wish to use. You must allow 45 days for approval of a new color.
