No Quorum - No Election
DIRECTOR?’S CORNER:
We held the Annual Homeowner?’s meeting on May 16.
There were only 30 ballots (proxy, absentee ballots and homeowners present) at the meeting. We therefore did not have a quorum of homeowners and could not hold the Annual election. The Board of Directors now consists of three members with two additional members to be added at a special election to be held on July? 19,? 2000. The election will begin at 6:45 PM at the Mesa Public Library. If you are interested in being on the Board of Directors, contact Borg Property Services.
An absentee ballot and a proxy for the July 19 special election will be in the July newsletter. These can be used if you cannot attend the special election. However, If you want to submit a proxy or absentee ballot, it must be received by Borg Property Services by July? 12,? 2000.
The "State of the Association"(financial condition) and the Board?’s accomplishments of the year were reviewed. This was followed by a question and answer period, awards presentation to the outgoing Board members, and a thanks to all of the committee members. We then displayed the new logo, had the raffle and adjourned the meeting at 9 PM. (A copy of the agenda is on page 5.)
Each committee member will receive a T-shirt with the new logo as the Board of Directors?’s thanks for their hard (and often unthanked) help.
The refreshments were good (thank you Jennifer Carrera, Jason and Sharon Howes and Judy Morgan). Those refreshments which remained at the end of the meeting were added to the raffle so most people went home with some kind of prize.
The Board of Directors would like to thank Judy Morgan and Nick Koroulis for the time and effort that they spent while on the Board.
DUES ARE NOW $38/MO.
Hopefully, when you made out your monthly June HOA dues payment, you noticed, or remembered, that the dues increased one dollar with the June 1st payment. When the Board of Directors ordered your current two year coupon books last year, they did not want to raise the dues for the 2nd year of the coupon books, but felt that a slight hedge against inflation would be prudent. Therefore, there was an increase of one dollar per month.
ASSOCIATION ACTIVITY:
* All three backflow prevention devices were checked, as required by the Town of Gilbert, and one was found to need repairs. The repairs were completed. (ABC Water Works $330).
* The block walls along the south side of Juniper from Val Vista west to Stonecreek Boulevard (School crosswalk intersection) and the north side of the tennis courts were painted. (Danny White Painting, Inc. $2,200)
* We had bees removed from the common area wall in the park across from the tennis courts. (Top Notch Pest Control $125)
* Our HOA logo was selected and displayed at the Annual meeting. The artwork was completed and 36 T-shirts were printed.
* The Board of Directors and Borg Property Services purchased a 24??Epine box tree in memory of Bob Scarboro.
* We replaced a 1000 watt transformer in the SE corner of the tennis courts. (Kerr Enterprises $265)
* We had a service call to replace the latch on the north gate of the swimming pool. (Hicks Safe & Lock $73)
* We did our spring common area tree trimming (35 trees were trimmed and two trees were removed. $6,960)
* The tennis court fence and light poles were painted Hunter Green. (Arizona Electrostatic Systems $2,150)

VOLUNTEER COMMITTEE REPORT
We have had several homeowners call and say that they would like to be on a committee and then not follow through after their initial contact. If you do not want to be on a committee after talking to Sharon, please tell her so. This will prevent the committee getting your name and adding you to their roles when you are not concerned.
Call Sharon Howes if you want information on a committee or want to join a committee (480-497-8124). Sharon will then handle the volunteer communications between the Board of Directors, the homeowners and Borg Property Services.
ARCHITECTURAL CONTROL

The CC&R?’s require ACC approval before starting projects that will change the appearance of your home or yard. You can get ACC forms from:

LANDSCAPE COMMITTEE REPORT
The landscape committee reported a total of 130 violations this month.

If you have not noticed, our web page has a section where you (the homeowner) may enter dates into the Calendar section. (IE. Garage sales, meetings etc.) You may enter any date which you would like your fellow homeowners to know about. Since this is a nationwide web page, events placed here are not limited to Stonecreek, so you may want to give a descriptive location also. A second section that seems to be over looked is the discussion area. Again, any homeowner may enter an item or reply to an item. DON?’T LIKE YOUR NEIGHBOR?’S MESSY YARD?
If you think that your neighbor?’s yard does not meet your standards, or the standards of the HOA, you may call Borg Property Services and the neighbor might get fined - a fine which they may feel cheaper to pay than to clean up the yard. However, did you know that you can call the Town of Gilbert and they will also look into the neighbor?’s unkept lawn? The Town has more authority than the HOA, so you may want to give them a call. (Code enforcement 503-6821)
Another resource that is available from the Town is a Neighborhood Services Mediator. They will meet with you and your neighbor(s) and attempt to resolve neighborly problems. (IE unkept lawns, their trees growing on your side of the fence, etc.) 503-6769
GET INVOLVED:
Two members of the Board of Directors have left the Board, so there are two openings on the Board of Directors.
We still need help on the ACC committee. They generally meet once a month to act upon the ACC requests submitted.
You may contact the Volunteer Committee for further information on a committee or to join a committee.

FLAG DAY

It is a Town of Gilbert ordinance that your dog is on a 6-foot lease when you are walking your dog. This includes in Freestone Park.
When you walk your pet, please clean up any messes that it leaves behind. To leave their mess is an HOA violation and a Town of Gilbert Code violation.
All residents are encouraged to attend the monthly Board of Directors meetings. Call Borg Property Services to confirm the time and location and to insure that we have available seating. You may also check our web page for meeting information.

SELLING YOUR HOME?
Please help yourself by telling your title company that a sale is pending and that they must notify Borg Property Services of the pending sale. Borg Property Services has seven (7) days to inspect your house before the sale can be completed. (House bill 2299) If the inspection must be done in less than seven (7) days because they did not notify Borg Property Services, then we will charge the homeowner an extra fee. We have known title companies to ask for a rush inspection because they did not notify Borg Property Services, and the homeowner is charged the extra fee.
There is always a fee associated with this inspection. The homeowner pays this fee at closing. Contact Borg Property Services for its rates.

If the house will be all one color, then no ACC approval is needed provided you use an approved Base color. If you are painting the ?“pop-outs??E(raised stucco surrounding the windows and/or garage) an approved trim color, then you do not need to submit an ACC form.

If you choose a different color than those approved by the ACC, then you must submit an ACC form with a large sample of the color you wish to use. You must allow 45 days for approval of a new color.
