WHAT: Stonecreek HOA Annual Meeting

The Stonecreek HOA Annual Meeting/Party will be held on May 16, 2000. The Board of Directors invites all of the Stonecreek residents (owners and renters) to attend this meeting. It will be held at Patterson Elementary school in the cafeteria, which is on the west side of the campus. It will start at 7:00 p.m. with refreshments and registration. The election of members to the Board of Directors and other business will begin at 7:30. The Board of Directors will:
* present the financial condition of the Association (State of the Association),
* discuss the 2000 budget,
* have an election of members to the Board of Directors,
* have a question and answer period and,
* have a raffle drawing.

YOU ARE INVITED TO ATTEND
May 16 is the annual meeting for the Stonecreek Homeowners' Association. We are required to have a minimum of 10 percent of the HOA membership either present at the meeting or represented by proxy/absentee ballot to conduct any business of the association. In previous years, it has been extremely difficult to obtain the required number of votes. We have achieved this through hard work by the Board and individual homeowners who have given their time to canvass the neighborhoods to obtain the necessary signatures. So please plan to attend the meeting.

There will be refreshments and door prizes at the meeting. Some door prizes have been donated by Bill and Cindy Flowers of Realty Executives (two gift certificates to the Farm House Restaurant in Gilbert).

One purpose of this meeting is to elect two members to the Board of Directors. You can give us your vote and therefore help us obtain a quorum in several ways:
* Attend the meeting and vote (most desirable way), or
* sign a proxy form, or
* sign an Absentee Ballot.
All signed proxy and/or absentee ballots must be returned to Borg Property Services by May 4, 2000.

The Board of Directors would like to remind all association members that they are welcome at our monthly meetings and are encouraged to attend. The Board would like to hear suggestions from the members of the Association on what they feel is important to the overall appearance of the Association. Forward any ideas for improvement to Borg Property Services.

In the upcoming months, the Board of Directors will be reviewing proposals for various contracts that are up for renewal. As always, Stonecreek residents are encouraged to submit bids for any of the services (which they are qualified for) that are supplied to Stonecreek. If anyone is interested please contact Nancy Borg at Borg Property Services for information.

The Board would also like to remind all residents that they have a responsibility to contact the Gilbert Police Department if they see something happening around Stonecreek which appears to be of a serious/suspicious nature.

REMEMBER POOL SAFETY
We often do not realize how much we care for our children until it is too late. With no life guard at the pool, parents need to be aware of their children's behavior at the pool. Since the HOA cannot afford to install and maintain a telephone at the pool, parents might want to take a cell phone to the pool with them if one is available. Brain damage can occur within four minutes due to a lack of oxygen. Children under the age of 12 are not allowed in the pool area without adult supervision. Please follow the rules posted at the pool.

TRAFFIC STUDY RESULTS
The Town of Gilbert has conducted another traffic study of Juniper and Stonecreek Blvd. and they have decided that this area is not in need of a traffic change. They will do another traffic study when the skate park and rec. center are completed.

TAX LAW CHANGES
The tax laws regulating our common area grounds were changed last year. The effect of this is still being worked on by our Real Estate Tax consultant. We are hoping that this will reduce our Real Estate tax from approximately $500 per year to less than $100 per year. This unfortunately will not affect our HOA Dues as this would be a reduction of less than $1 per lot per year.

ASSOCIATION ACTIVITY:

VANDALISM - Human wastes in pool.
Again, we had to pay to have human waste removed from the pool. (This was done while the pool was closed.) $49.00.

Repair tennis court chain link fences,

Tennis court windscreens.

COMMITTEE REPORTS:
VOLUNTEER COMMITTEE REPORT
We have had several homeowners call and say that they would like to be on a committee and then not follow through after their initial contact. If you do not want to be on a committee after talking to Sharon, please tell her so. This will prevent the committee getting your name and adding you to their roles when you are not concerned.

Call Sharon Howes if you want information on a committee or want to join a committee (480-497-8124). Sharon will then handle the volunteer communications between the Board of Directors, the homeowners and Borg Property Services.

ARCHITECTURAL CONTROL
The committee processed the following requests:

The CC&R's require ACC approval before starting projects that will change the appearance of your home or yard. You can get ACC forms from:

Call George, Frank, or Borg Property Services on ACC issues. George and Frank deal with ACC issues only; they are not responsible for handling other issues - like complaints about the HOA etc. For the fastest responses call the proper committee or Borg Property Services.

LANDSCAPE COMMITTEE REPORT
The landscape committee reported a total of 133 violations this month.

The landscape committee reminds us that with this warm weather the weeds are becoming a problem, as indicated by the number of violations. They ask that each homeowner look at their yard and treat any weeds or grass that is growing where it should not be growing. If we all spend a little effort, the whole community will look nicer.

THANKS TO THE UNKNOWN HOA HELPERS
Too often we forget to mention the many people whom we see picking up trash in the streets and common areas. Please take a moment and pat yourselves on the back for the unthanked service which you are doing for your fellow homeowners. The Board of Directors thanks you!

The Board of Directors would also like to thank all of the committee members (ACC, Landscape, Newsletter, and
Volunteer) for their efforts. While we have some new members, many committee members have been serving the HOA in various capacities for many years. (Some began helping when we transitioned from General Homes (original builder). The Board of Directors thanks you too.

GET INVOLVED:
Two members of the Board of Directors will leave the Board in May, so there will be two openings on the Board of Directors.

We still need help on the ACC committee. They generally meet once a month to act upon the ACC requests submitted.

Join the Landscape Committee and get some exercise while you are helping to keep your Association property values high. They hold a short monthly meeting and walk an area other than their own once a month (usually the first week of each month). You DO NOT walk the area where you live, so your neighbor will not get mad at you (if they receive a violation.)

You may contact the Volunteer Committee for further information on a committee or to join a committee.

If you fail to receive a newsletter or know of someone who is not getting a newsletter, please contact Borg Property Services so the situation can be corrected. Although there is no fixed publishing date at this time, we usually publish the newsletter shortly before the first of the month.


REMINDERS:
If you have any questions for the Board of Directors or comments on the newsletter, call Borg Property Services or attend the monthly Board meeting.

It is a Town of Gilbert ordinance that your dog is on a 6-foot lease when you are walking your dog. This includes in Freestone Park.

When you walk your pet, please clean up any messes that it leaves behind. To leave their mess is an HOA violation and a Town of Gilbert Code violation.

All residents are encouraged to attend the monthly Board of Directors meetings. Call Borg Property Services for the time and location and to insure that we have available seating.

SELLING YOUR HOME?
Please help yourself by telling your title company that a sale is pending and that they must notify Borg Property Services of the pending sale. Borg Property Services has seven (7) days to inspect your house before the sale can be completed. (House bill 2299) If the inspection must be done in less than seven (7) days because they did not notify Borg Property Services, then we will charge the homeowner an extra fee. We have known title companies to ask for a rush inspection because they did not notify Borg Property Services, and the homeowner is the one charged the extra fee.

APPROVED PAINT COLORS:
BASE COLORS: (DUNN EDWARDS or equivalent)
Pheasant, Baja White, Desert Dawn,
Navajo White, Bone China

If the house will be all one color, then no ACC approval is needed provided you use an approved Base color. If you are painting the "pop-outs" (raised stucco surrounding the windows and/or garage) an approved trim color, then you do not need to submit an ACC form.

To review these colors call Frank at 926-4412 (Stonecreek Resident). You may review the chips in his home or checked out to review at your home. Please respect Frank as a fellow homeowner and contact him only between the hours of 10am-8pm, Monday-Friday. Leave a message if you get his answering machine.

If you choose a different color than those approved by the ACC, then you must submit an ACC form with a large sample of the color you wish to use. You must allow 45 days for approval of a new color.
