NEW OWNERS INFORMATION

WELCOME TO OUR NEIGHBORHOOD

We wish to urge all co-owners to read the By-Laws issued to them before or during the buying of you condo.  If you are an owner without having received a copy of the By-Laws please request a copy and read them.

The dues are $105.00 a month and due the first of the month, there is a late charge of $10.00 if paid after the 15th and $25.00 if paid after the 30th of the month. Make your check payable to "Sugar Bush Co-Owners Association".  Your dues may be mailed to Wanda Weatherford at 1452 Holiday Lane East, Brownsburg IN 46112, or you may drip it in the black mail box by her garage door.

If you have Sunroom there is an additional yearly fee of $20.00 to cover the insurance and this fee is to be paid on October 1, of each year.  If you desire to enclose your patio that is to be at your expense and the blueprint must meet the By-Laws specifications and be approved by the Board.

Attached are Maintenance Request Forms for work you would like the association to do.  Also attached are Request of permission to do work by you around your individual unit.  The three feet out around your home, if planted are your responsibility  Both of these forms are to be submitted to the board for review, approval, or disapproval and signed by the Board.  A copy will be returned to the homeowner with a decision, and then work will be done if so indicated.

Your monthly dues pay for the care of the grass (cut on Thursday's) and trimming of the shrubs (one time a year in the spring), snow removal (depth of 2" or more) on the street, driveway, and stoop.   Also included is the trash removal (early Wednesday).  If you have heavy pick up you must call Rays Trash and give them a credit card number for payment of your heavy pickup.

The Board urges and encourages each owner to include in your insurance policy an "assessment insurance" up to at least $10,000.00 at a cost of approximately $6.00 a year you will need to check with you own insurance agent to see what the actual cost would be.
