MANAGER?’S REPORT

July has been an extremely eventful month. Our major project this month has been to evaluate and repair our damaged sprinklers. To accomplish this, we have hired Quality Paint ?–n- Scape to perform an irrigation walkthrough of the entire property. During their walkthrough, they have discovered problems ranging from improper heads being used to major valve replacement issues and a general lack of maintenance of the system over several years. We hope that by the end of the season we will have all major and minor problems repaired and anticipate being fully operational next season.

We have decided to contract out to a professional pool company to repair and maintain both swimming pools. The West Pool has required several repairs.

Due to the torrential rainstorms that have hit Summit Park, we have received between 40-60 storm related work orders ranging from gutter cleanout to roof repair. There have been four different contractors out evaluating each work order on a case by case basis. Several repairs have been made as well as suggestions to homeowners on how to prevent future problems.

Another side effect of the heavy rainstorms was flooded basements due to leakage from overfilled window wells. Window wells are the responsibility of the homeowner. It has been recommended that you have covers on your window wells and that the dirt level be 6 inches below your window line and filled with gravel first, then sand and finally landscaping rock. If you have further questions regarding how to do this please contact the office.

Due to unforeseen circumstances we lost 4 employees, 3 of which performed mowing. Currently we have been using 1 of our employees and temp-labor to mow lawns. The Association has hired Quality Paint-N-Scape to mow the lawns for the remainder of the 2001 season. Please contact the office with any comments regarding their performance.

The asphalt seal coat was completed this month and I want to thank all of the homeowners for their patience during the project. We had some various circumstances that slowed the contractor down in the beginning. However we were able to complete the project as scheduled.

We will be performing a garage light check the night of Wednesday August 14, 2001. Upon completion we will change all bulbs and photocells that need replacement. If at that time your light is still not functioning we will schedule an appointment to change the fixture. We must have access to the inside of your garage in order to repair your fixture.


The following buildings are scheduled to be brick sealed and painted for the remainder of 2001. If your building is one of these scheduled please take note of the following dates. Please remove your screens and clear your patio area. It is important to remember each Friday of the scheduled painting week an appointment needs to be scheduled to have your front and garage door painted.

This has been a challenging summer due to various weather, staffing and sprinkler problems. I plan to end the season on a good note. We have repaired a lot of the major sprinkler problems. We will be contracting out landscaping for next year. This should make for a more efficient and uncomplicated landscaping season for 2002.
