Minutes for Sunset Ridge Homeowners Association

July 10,2007?—6:30 p.m.



The meeting was called to order at Twin Hills Country Club by Leanne Ford. Leanne and Adam Boyd co-chaired the meeting and noted that we could use this facility for our meetings at any time and without charge. Thirteen members were present.



It was also noted that as of June 19,2007 Mike Burns stepped down as association president due to conflicts in his schedule.



As of July 10 forty-five (45) out of sixty (60) homes were represented in the association membership.



The Agenda was as follows:



Adam Boyd presented to the members a sheet with the financial overview to date. Secretary/ Acting treasurer Brad Beecher was out of town. Minutes were taken by Wendy Fugate in Brad?’s absence.



By-laws and legal report: Adam proposed that two (2) sentences be added to the by-laws. The first one in the preamble reads: Nothing in these by-laws shall be construed to encroach upon individual property owner?’s rights, privileges, or independence with regard to their property. The second addressed a membership dues roll-over when a homeowner sells a home. The additions were voted on unanimously. The new by-laws are posted at http://www.neighborhoodlink.com/joplin/sunsetridge/main.html under the ?“About our Association?” tab or alternately you may view them at http://www.neighborhoodlink.com and entering our zip code in the box. The web site is evolving, with additions still being added to it. This is a free web site that Brad is working on getting set up. It has the names of everyone on it, but no addresses or phone numbers listed except for the Board Members.





Chuck Brown, attorney for the association, was given a copy of the by-laws May 3, 2007 and he has filed them with the state. It was noted that we could become a legal entity within a week or so.



North entrance: Kudos to Leanne for an esthetically pleasing front entrance! Volunteers were recruited to help maintain the bed to keep costs down.



City issues: Street lighting issues are still being addressed. The city has on its calendar to fix the drainage problem at the end of July/first of August. Ron Darby has talked with Brent Lloyd about the pond and he has said that he would take care of filling it. Leanne addressed the problem of vacant lots. The city will contact lot owners regarding mowing and cleaning up of trash. Lots can be mowed up to the tree lines. Owners are responsible for paying the city if their lot has to be mowed, etc. Dumpsters are required by the city at all new construction sites. The easement at South entrance was discussed. We could put up signage there, but at present there is no money in the budget for that. Discussion included drawing up plans/ possible assessment, or waiting until next year for that project. Also discussed were motor home and outbuildings on Mrs. Wright?’s property. They are not in violation of any city code. However, when the association becomes legal, attorney Chuck Brown can write her a letter (at a cost of $30.00 to the association) stating that she is in violation of the subdivision covenants.This was voted on and approved unanimously by those present.



Committee reports: Leigh Frogge announced that Welcome Wagon committee members had visited three (3) new homeowners. Neighborhood Watch committee members had met and were in the process of setting up a meeting with the police department to come out and meet with them.



Elections: Bob Fancher was nominated for association president, was voted in unanimously by those present, and graciously accepted the position.



We need a volunteer for treasurer, as Linda Meier will be unable to fulfill her duties in this position for an unknown period of time. Brad Beecher continues to fill this role on an interim basis in addition to the Secretary duties until we find a volunteer. If you are interested, please let our new President Bob Fancher know.





Rezoning: Adam Boyd informed those present that city council had tabled voting on the rezoning indefinitely due to the wishes of Ed Lloyd?’s family. Gary Cox, a partner of Loyco, and a homeowner in sunset Ridge, discussed his and the Lloyd family?’s options and opinions for what should be done with the Loyco property at the corner of Schifferdecker and 32nd Street.
