Our small community of just 94 homeowners has adopted a mutual framework for managing our common interests in our homes and neighborhood environment. This means we are jointly responsible for the legal and financial outcomes that result from our home ownership here. One of the implications of this is reflected in the setting of our monthly maintenance fee. Who decides what is an acceptable level of financial reserves? What criteria will be used to select our maintenance providers: financial and/or quality of service? What is an acceptable color for our neighbor to paint his/her house? What can be done about dog noise and messes?
