Public Hearing Cherokee Crossing

Posted in: Sylvan Park
I live on 44th Avenue between Murphy Rd and Westlawn and have concerns about the proposed Cherokee Crossing Development at the Geny's Florist site.

I don't mind new development if it fits in with the neighborhood, but my main concern is TRAFFIC. The plans essentially turn my street into the main driveway for this development. Which includes 26 single family lots and 5 duples lots. That would equate to at least 72 more vehicles per day up and down my street, which, if you haven't noticed, barely qualifies as a street. It is too narrow for the traffic it receives as it is. I have a very small front yard and a 17 month old daughter. Not a good combination for heavy traffic.

I am sure that this site will be sold to a developer. I just want them to consider the traffic problems first. Perhaps Metro could work with them by allowing access to this site via Sloan Rd by annexing off a portion of the par 3 hole from McCabe Golf Course.

We will be out of town for the meeting on Thursday August 2, so I want to create awareness of this Hearing and am interested in my neighbors' opinions.

Thank you.

We received our letter regarding this issue yesterday and are also concerned about the proposed development. I didn't realize that it would be in place of the Geny's site. We live on Sloan and would not be happy about an entrance being placed on our street and I'm certain our neighbor would vehemently oppose it being right next to his driveway. The golf course is a nice buffer to the CSX tracks for us and any congestion caused by a new development would be very unwelcomed. I too am in favor of development/improvements and think that a well constructed development within certain guidelines would do well for the neighborhood (especially if it is in place of the gravel lot and warehouse currently in place). I'm just not sure that cramming 26 family homes and 5 duplexes into 6 acres is going to be the type of development we need.
