The Hammocks

pet rules?

Posted in: The Hammocks

I am trying to get a hold our HOA director Lee Polk, but keep on playing phone tag. I was wondering if there areany rules or regulations on how many animals per household are permitted.  I am a concerned neighbor and can not get an answer on this.  One of our neighbors has five dogs.  Is there any rules that permit you from having that many? And latley, they have been getting out and running around off their leash.  I almost hit a pug pulling in the other day.  They also poop all over the lawns.  We are just concerned that one day we might hit one of them in the road.

he best way I found to contact Lee is through e-mail. It seems like she is at her computer around 7/8 am so she should get your e-mail right in the morning.

I'm not sure about the law for the limit of animals on the property (I can look it up in the rules and regulations and type back on this subject later).

We actually are having a leash and dog waste problem ourselves with neighbors. One neighbor I simply offered them a bag one time to pick up the waste and I notice now they always do! I guess it was just someone letting them know people see they are not picking up after their dogs. Our other neighbors we tried talking to them several times nicely asking them to put the dogs on a leash and pick up after them. If you've already tried this and they are still not cooperating you do have options.

Hillsborough County and The Hammocks have a leash law. You can call Hillsborough County Animal Services at 813-744-5660. Also make sure to let Lee know. She will send a warning letter to the property to let them know of the issue. If within 30 days they are still not following the rules, picking up waste and leashes, she will send a certified letter which goes to the renter (if that's what they are) and the owner of the property.

The problem is though, if they are renters and the actual homeowner goes through a property management company, than the actual owners never get the letter. You can always go one step further and if they are renters look up the actual homeowner on the Hillsborough County Property Appraisers Website and talk to them yourself if the problem still is not getting resolved. It is public knowledge who owns a property.

Sorry so long but wanted to make sure I got everything! Let me know if you need anymore info Laughing

This is what the Declaraction of Covenants & Restrictions says...

"As regards cats and dogs, only 2 such pets if both weigh under 50 pounds, or one such pet if same weighs over 50 pounds, are premitted in any UNIT except with the written consent of the APPROVING PARTY,which may granted or withheld in the APPROCING PARTY's discretion. No pit bull terriers are premitted without the consent of the APPROVING PARTY, which may be withheld in its sole discretion"

This information is in Declaration-19 section 8.21

Hope this information helps you. If they do have more than 2 animals this section makes it sound like they need written promission from the HOA, and it is up to them whether you can have more than 2 animals.

Thank you to the both of you for responding so quickly and with good information to proceed further. It's just too bad for these animals.  My neighbor almost hit one yesterday as well.  I just hope that Lee will take action on these renters.

Thank you

Kyle
