Hey,

 

I know you were wanting a renters list but I wanted to share something I found to be interesting. The unit right next to mine is for rent. The owner popped a home made sign up on Thursday. I quickly moved it because it looked like it was mine up for rent. Anyhow, when I first starting looking in here in June, the unit on both sides of mine were for available for rent. People had moved in during the time I started looking and by the time I moved in August 1st. However, one of them is now empty and up for rent again. When I moved in a woman and her baby were living in the one that is now empty. She must have moved in between late June and August 1. About a month and a half ago she just disappeared. Moved out - gone. She maybe lived there 2 1/2 months. Then a couple moved in to Brentwood (on a different street than mine) about 2 months ago. Now they are already gone and there is a For Rent sign in front of the place they were living in. In addition to that the people living next to them just moved out in the middle of the night and the unit in the building next to them is also empty and for rent. Very strange.

 

I definitely think that the HOA should be involved in who is renting here. I am a renter and feel confident I would have passed any degree of scrutiny the HOA would have given me. But people coming and going after a couple of months does not breed a neighborhood and does not seem safe. Who is doing backround checks on these people. I really think you guys need to speak up and ask that it be mandatory. I am really concerned about who will end up living next to me now.

 

Even apartment complexes have more stringent rules than this. At a minimum there should a one year lease and each renter should be issued the rules & regs.

Thank you so much for this post. I just wrote a letter which I need to snail  mail through the post to the HOA on Gunn Highway. This is the only way I am able to legally get the addresses that are held by the association for each homeowner. Looking at that list I'll be able to see which home are lived in by the people who bought and which ones are being rented. 

I'm sorry to hear about your neighbor situation. I am also addresses many of your key points in my letter and asking it to be placed on the next board meeting on the 20th. I know legally they have 30 days to mail me the addresses. I am also going to e-mail Lee the letter so she can make the board aware A.S.A.P. I will keep you posted.

Below is the e-mail I just sent to Lee Polk. I also e-mailed her the letter that Green Acre must formally receive through the postal service: 

 

To Whom It May Concern: 

 

I am a homeowner in The Hammocks and am requesting the documentation of addresses that is held by the association for each homeowner.

 

It seems The Hammocks is being treated with less care than an apartment complex. At least in an apartment complex tenants are told the rules of the community and are have consequences for those that are not followed.

 

I believe the homeowner should be REQUIRED to provide the community rules and regulations to the tenant along with doing adequate background research on the tenant such as previous landlords. There are a number of townhomes being rented by people who do not take care or respect the community. There are several units occupied for a few months and than left. People coming and going after a few months does not breed a neighborhood and does not seem safe.

 

I am requesting that the board put on their agenda for November 20th, 2009 that all homeowners are REQUIRED to do background research (wether through the police or from previous landlords), that all homeowners are REQUIRED to issue the communities rights and regulations to their tenant, and that all homeowners are REQUIRED to have a minimum of a 1 year lease.

 

I am certain I can and will get community support from those homeowners that live in The Hammocks.

I am interested to see what the response is. It's a shame so many homeowners that rent their units just don't care. My owner didn't even know that the gate in Brentwood had been broken since August.
