It's time for new blood in CCHOA (and in Park West's HOA).

We need new boardmemebers for the Park West HOA later this year, but even before that, we need at least one member from Park West to represent us on the Circle C HOA.

The next CCHOA meeting will be scheduled in just 2-3 weeks and it will attract a heavy turnout this time. We will be allowed to vote in desperately needed CCHOA Bylaw changes and updates, including the adoption of a 7 or 9 member board of directors.

As soon as that action passes, we have to start a new CCHOA nomination process. You can bet that CCHOA has someone hand picked for each of those new seats already, and none of them are from Park West.

I'm going to be actively seeking out candidates from each of the Circle C Ranch sub-sections (North, West, Wildflower/East, South, and Vintage Place). Hopefully, there will be a representative from each of these geographic locations, with the new board positions that will open up.

However, right here in Park West, you neighbors need to choose your own CCHOA board member, who will fairly represent our 160 properties.

Represent PW at CCHOA level

We need to select Park West representative to run for one of the board of director positions that will open up next month. Be thinking about what our issue are and who we want to elect.

There is every reason to expect that the CCHOA board will be increased from 3 members to 9 next month. That will immediately open up 6 (or 7) directors positions (the BOD actually determins who takes which office, however).

The current expectation is that we will field a member from each of the Circle C neighborhoods (North, East, West, Park West, and the rest from the central and southern areas.

The terms will be staggered, so that there is an election for at 3 board members every year. Expanding the CCHOA board, provide enough directors that two can sit on each standing committee, which gives that standing committee the power to effect changes, without direct board approval (as we have today, in what Ken Rigbee insists is a Representative Republic - sorry, he's just as out of touch as his retoric, but you gotta love his wry sense of humor).

We are not a Republic or anything close to that. CCHOA is a chartered Not for profit corporation in Texas, and as such, the HOA members all have more rights than we have been allowed. This is because the developers held a monopoly of the member votes until the privilage expired in 2002.

Now it's time to take over or get run over. It means you really do have to DO something. The lawsuit stopped the train, but if you don't get on board, these developers will walk away with your rights, your money, and your care free life-sytle in this Master Planned community.

The next HOA meeting will be very crowded. It's important that you vote this time, and if you do not vote in person, then make sure you asign your CCHOA PROXY to someone you trust, who will vote for you.

I am offering to do that for everyone who wants the By-Laws implemented at the next meeting. I will accept your proxy (it needs to be signed, dated, and my name should appear on it on the line that is provided. Drop it by my house or send me an email and I'll come by and pick it up from you).

What I will do is turn in the all the Proxy's before the deadline, and I will keep a photo copy of all of them. I will also create a spreadsheet.

These are revokable proxies, so you can always demand a new one. Be aware, however, that the CCHOA office is already flooded with such requests, because they are making it difficult to get a new proxy.

When I vote, I will have a large block of vote, which will make counting easier and it will be much easier to audit this vote. It's a lot easier to find a large block of votes, than to track down individual voters.

NOTE: Almost everyone wants to change the votes per valuation to one vote per lot. That can happen later, but not before this critical vote.

If you threw your CCHOA package away, like most of us did, fear not. You can get another one from the CCHOA office. There were mistakes in this package, anyway, so they are probably going to send out another one next week!
