Stratus/HEB

Stratus/HEB is seeking rezoning of Tract 103. Included in the proposal is a 93,000 sq ft HEB, one of the largest grocery stores in South Austin. (The NE corner of the new Escarpment/Slaughter intersection). The proposed HEB MegaSupermarket is almost 25% LARGER than the Brodie Lane HEB (75,000 sq ft).

Many believe a store of this size needs a major Arterial Road such as Mopac or 290. There are no traffic studies available, to show the effects of a 93,000 sq ft Store at the Escarpment/Slaughter intersection.

NOTE: City of Austin zoning encourages residents to participate in this rezoning process. Village of Western Oaks (Just North of tract 103) has been meeting with Stratus/HEB for the past year on this rezoning matter. VWO has produced 29 points for zoning to consider, including a preference that HEB be reduced in size.

I love 7/24 and BIG stores

Just because the store is bigger,it does not mean there will be more customers and the traffic would be more congested. If McDonald would build a restaurant three times bigger than the regular one, would that mean it will have three times more customers?

Why is it so bad to have a 7/24 store? I always do my grocery shopping around 1:00 a.m., and most of the time I was the only customer in the store.

Not everyone works from 9 a.m. to 5 p.m., and not everyone enjoys shopping with a crowd. I LOVE 7/24 STORES.

25% larger = MORE traffic

The national average size of Grocery Stores is 44,000 sq ft.

Brodie Lane HEB (75,000 sq ft) is considered a very Large Store. The fact is, the larger the store, in this case, on tract 103 - 93,000 sq ft is 25% larger than Brodie, the larger the parking lot, the more traffic there is.

I spoke with the folks at City of Austin rezoning today. They said when a traffic study is produced, (there has been NO traffic study for this 93,000 sq ft plan) the larger the grocery store is, the MORE traffic that is forecasted for the study.

This causes me great concern, when Circle C will add another 3,000 homes, as well as the additional 3,000 ''Cypress Realty'' homes planned south of HWY 45 (on the soon to be extended Escarpment). That's about triple the current traffic, without an oversized Grocery store in the middle of Circle C.

Myself and the majority of neighbors I've spoken with, want a Brodie sized HEB, not one the size of a Walmart.

Thank you for your letter dated November 16, regarding the proposed HEB store at Escarpment and Slaughter.

I am planning to attend the Circle C Homeowners meeting on January 6, and will forward to meeting you and discussing the proposed store.




NOTE: That public meeting is scheduled for 7pm at Kiker Elementry School.
