What is unique about Belmont?
Our Triple Crown HOA is comprised of four communities. Unlike Del Mar, Preakness or Churchill Downs, Belmont is a gated community.
How does Belmont fit in with the rest of the communities?
We pay the same basic dues to Triple Crown, $75 quarterly. We support the maintenance and care of all the Triple Crown property and follow the same bylaws as the other communities.
Is there a separate homeowners association for Belmont?
Belmont residents pay into two associations. In addition to the Triple Crown dues, we pay an additional $140 per quarter to the Belmont Association. We have our own Board of Directors and our own set of bylaws that align with the Triple Crown bylaws. There are a few minor differences because we are a gated community.
Are the amenities different in Belmont?
We also have access to a pool, spa, exercise room and kitchen in our common area. The facilities are for use by Belmont owners only and their guests. If you are lucky enough to know someone who lives in the Belmont Subdivision, you are a welcome guest in the recreation area when accompanied with the homeowner.
Is everyone old in Belmont?
No, it is not Sun City East. Our demographics are a blend of young couples, empty nesters, wanna be retirees and retirees. There are not too many young families with children, but there are a lot of grandchildren around.
