Synopsis of Covenants

Covenants for Maintenance

All homeowners should be aware that there are certain covenants, conditions and restrictions regarding your property in TVO. All homeowners should have received a copy of these documents at settlement. I encourage everyone to locate your original documents and read through them. If you cannot locate your copy, a copy can be obtained by sending an email to: thejamesgang007@comcast.net Please include your name, home address and email address. Please request either a soft copy via email, or a hard copy delivered to your home.

For your review, a brief synopsis of the documents is included below. This is a very brief review, and in no way covers all of the covenants and restrictions. Please try to locate your originals and read through them. Your compliance with these items will help preserve the beauty of our neighborhood, and the value of our homes.

Each homeowner shall keep his/her home and lot in good order and repair including, but not limited to, seeding, watering and mowing of all lawns, the pruning and cutting of all trees and shrubbery and the painting (or other appropriate external care) of all buildings consistent with good property management

Rules and Regulations

1) Each lot may only be used for residential purposes.
2) Each lot must contain a unit of at least 1,900 square feet.
3) No lot may be subdivided.
4) No noxious or offensive activity is allowed that might be annoying or disruptive.
5) No temporary structures may be erected to be used as a residence.
6) No boat or trailer of any kind, including a house trailer, unless located entirely within the
building, may be parked on the lot or in the street. No commercial or inoperable vehicles may
be parked outside.
7) Any outside antenna or satellite dish must be 1 meter or less (39.37 inches) in diameter.
8) No fence can be built without approval of the Architectural Committee and building setback
regulations must be abided by.
9) No renting for less than 30 days.
10)Homeowners may not build anything on an easement nor can they change the slope, grading, etc.

Residential Protective Covenants and Restrictions

1) No profession or home industry shall be conducted at property without written approval from
the Architectural Committee.
2) No clothing, other household fabrics, or any logo, shall be hung in the open unless the
same are hung from an umbrella or retractable clothesline.
3) Only one family may occupy each house
4) Homeowners may not maintain a sign(s) other than for real estate sales.
