I. Call to Order and Introductions 4:30 pm

II. Preliminary Review

a. 3405 KITE STREET - WALTER RESIDENCE – (Process 3 - Variance & Neighborhood Development Permit) Ian Kay, Architect - SFR remodel and 1600 sf addition to the existing 1867 sf residence located within steep hillsides. A Variance request to encroach with second story addition, steps, planters and walls into the required 15' FYSB, reduce the required 20 ft clearance in front of the garage, and exceed the maximum building envelope maximum height of 24 ft at the setback line by 2 feet. NDP for deck larger than 500 sf within the hillside area. Mission Hills. (Approx. 4:35 pm-10 min /30 min)

b. INDIA AND CHALMERS MIXED USE - (Process 3 - Site Development Permit/ Tentative Map Waiver) – Dan Fissori, Pacifica, Developer; Brett Tullis, Carrier Johnson, Architect – Proposed mixed use residential project with 25 units and approximately 10,000 sf of commercial area on a 30,000 sf site located at the SE corner of India and Chalmers streets. SDP required for split zoned parcel (CN-4 & MR-1500). Middletown. (Approx. 5:15 pm-10 min /30 min)

a. MISSION HILLS COMMONS TM – 4021 Falcon St Condo Conversion - (Process 4 - Tentative Map) Janice Kluth, Carter Reese, Developer; request to convert 57 existing residential units and 2 commercial units to condominiums. Mission Hills (Approx. 5:55 pm -10 min /10 min)(Potential consent agenda item)

b. PENN STATION TM – 1231 Pennsylvania Ave Condo Conversion (Process 4 - Tentative Map ) Seung Lee, Applicant; Larry Cole, Landmark Engineering, Engineer - request to convert 8 existing residential units to condominiums. Hillcrest (Approx. 6:15 pm -10 min /10 min) (Potential consent agenda item)

c. THIRD AVENUE TM – 3852 Third Ave Condo Conversion (Process 4 - Tentative Map ) Lindsay Erickson, Archstone Mgmt, Applicant - request to convert 6 existing residential units to condominiums. Hillcrest (Approx. 6:35 pm -10 min /10 min) (Potential consent agenda item)

d. CAMPUS AVENUE TM – 4136 Campus Ave Condo Conversion (Process 4 - Tentative Map ) Lindsay Erickson, Archstone Mgmt, Applicant - request to convert 7 existing residential units to condominiums. University Heights (Approx. 6:55 pm -10 min /10 min) (Potential consent agenda item)

e. CLEVELAND ROW HOMES TM – 4313 Cleveland Ave Condo Conversion (Process 4 - Tentative Map ) Lindsay Erickson, Archstone Mgmt, Applicant - request to convert 7 existing residential units to condominiums. University Heights (Approx. 7:15 pm -10 min /10 min) (Potential consent agenda item)
