MINUTES OF VILLA MARBELLA MONTHLY H.O.A. MEETING OF NOVEMBER 8, 2001

(The monthly meeting of the Villa Marbella Homeowners' Association Board of Directors was led by Board President
Mr. Chuy Ma, and it began at 7:00pm Thursday November 8th, 2001, in B-205 (Bert Donaldson's condo)).

In Attendance:

Minutes. (Note: Minutes of the October 11th meeting were mailed to owners about November 26th.)

Homeowners' Session.
1) Disturbances. A couple of noisy disturbances in the parking lot were reported. They occurred since the previous meeting.

Financial Report:
1) Financial Summary: (taken from financial statements)
Money in Bank Accounts 9/30: $121,877
Money in Bank Accounts 10/31: $121,619
Decrease: $258

Payments During October 2001: (totaling $13,801):
Administration: $1194 Insurance: $926
Sewer & Water: $3488 Gas & Electricity $2102
Services (a grouping of the following fixed fee HOA service expenses: Trash, Janitors, Pool Service, Elevator, Pest Control, Gardening, Inspection, Gate Phone): $3348
Maintenance & Supplies (non﷓routine repairs & maintenance, and supplies): $1580 Carpet Cleaning $1163
A backlog of building inspection charges was paid in October.
2) Status of Delinquent Accounts. An A-Bldg condo about $1200 delinquent has a lien on it. In the B-Building, a condo that is liened and is about $900 delinquent was discussed. The status of other delinquencies was discussed. Three or four other B-Building condos are in delinquency due to non-payment for serious rule violations.
3) Notices Regarding Increase in HOA Dues and 2002 Budget. The Manager will mail the HOA's Budget for calendar year 2002 and notices (including a notice of the $7 a month fee increase to $162/month. The increase will take effect on January 1st).
(Note: The 2002 Budget, a Notice of Increase in Monthly Dues, Insurance Notification, Policy regarding Collection of Delinquent Assessments, and a Summary of Alternative Dispute Resolution were mailed to all owners on November 15th. )
4) Work Authorization #804 for repair of the vehicle gate was discussed. The problem was that switches had not been reset after some phone numbers were changed in the gate's call box. Also, a drain blockage was cleared after causing some drain water to bubble up in A-111.

Old Business:
1) Garden Windows were discussed again.
Regarding tightening several windows that are sagging away from the building, Bert Donaldson said he still needs to get tools and parts to make the attachments.
2) Carpet Cleaning. One-time hallway carpet cleaning job order was done by King Sweep Carpet Cleaning for $1163.

New Business:
1) Painting the Buildings. Discussion of possible painting of the exterior wood on the outside of the buildings was led by Lana Ivascu, who is in charge of the Architecture and Landscape Committee. Ms. Ivascu prefers that the wood be painted a taupe color, which is a brownish or tan gray color. The Manager recommended that whatever the color, it should be darker than the tan-peach color now, because the current color shows stains too easily. He also said that the painting could be done as early as spring or summertime. Anyone with suggestions about the painting may call Ms. Ivascu at 223-6569.
There was some discussion about the color of the awnings, too.
2) Trees. There was a discussion about replacing some of the trees in the parking lot, especially where trees are missing or tilted a lot. The general consensus was to proceed by one means or another to replace those trees.

Conclusion of the Meeting. The meeting was over about 8:15pm.
