Annual Meeting

Location of meeting: Emmanuel Luther Church
· Meeting opened at 6:35 PM
· Management Company gave budget review and fielded questions concerning same
· Ron Paridis heard and answered questions about "common space". i.e. dead trees, watering of non-irrigated areas, etc.
· Homeowners asked for more frequent financial reporting such as Cash Flow charts and Balance Sheets. Charlie Roe volunteered to post any of this on the web page.
· Charlie Roe went over agenda items:
1. Explained need for volunteers to sign up for several committees
2. Neighborhood watch program
3. Green Space safety concerns and how to deal with these
4. Concurrency Standards update
5. Sidewalk repairs
6. Traffic safety and speed bump fees/costs
7. 87th Ave. extension and lighted intersection explained
· Jeff Hastings will look into erosion issue above the irrigated green space on 3-10-99
· Landscape and Architectural Review committees were introduced
· Schuler will extend their offer to pay for ½ the overall costs related to landscaping the "gazebo" area green space. The offer will expire on April 30, 1999.
· The Landscape Committee has located and reviewed a proposal to do the "gazebo" landscape upgrades for a total sum of $98 per lot. NWCM is to send out "mail in" ballots to all homeowners concerning the new proposal before this association. These ballots need to be returned to the management office no later than April 15, 1999.
