On Thursday, June 26, 2003 at 11:00AM in the Orange County Courthouse (3rd Floor) The Associations foreclosure attorney completed the foreclosure process on Southport property 8533 Oak Bluff Drive for non-payment of $900+ dollars in past due assessments. With attorneys fees and court costs the final judgement was just over $2600.dollars. This homeowner lost his $100,000. home for that small amount. The home was sold to the highest bidder. Everyone who is past due should take notice. You will pay--or lose your property.

the budget is your answer
I would suggest getting a copy of the associations budget for fiscal year 2003 and then questioning the treasurer and manager about what they are doing to collect the 37,000++ in arrears. If the board fails to collect these late monies that are continually delinquent then we all suffer.

You question where our monies are going to, do you live here or are you one of the owners that rents out their home? Your monies pay for the pools, the mowing, the up keep of the common areas, It also is now paying to repair 200 plus roofs, the legal bills that the past board incured. It pays for the operation of the Association, it pays your monthly cable bill. It also pays the mailing of the required notices to homeowner (that probably you didn't read and just threw in the trash). It pays for the pool repairs everytime your kids go down there and trash the place. Utlilties for all common bulidings. Time Warner (Bright Network) (165,00.00 annually Roof repairs (100,000.00 + ). This is a medium size HOA and after looking at the others in our area, We are right on the mark with costs and way above any of the others with services. Most of what you are paying for you don't see everyday but the expenses are there and the bills must be paid. Our problem is the homeowners that don't pay and hurt each of us that do. Our courts are slow at best but that is what we have to do to collect back owed fees. These people that owe came here with a apartment renters mentality and don't read their documents nor understand the responsiblities of being in a HOA. Lets stop harping obout the Budget and start looking at what is going on in the neigborhood and become active in removing the trash vehicle that litter the road and calling 911 when you see someone damaging what you are paying for. Reminding neighbors that you can't park in you back yard. Take care of your own property and show some pride in what we have here instead of constantly complaining. DO SOMETHING< STOP WHINNING> GET THE INFORMATION BEFORE YOU PASS JUDGEMENT!
