VRP ANNUAL GENERAL MEETING JANUARY 16, 2003

The meeting was called to order at 7:10 pm. There were 17 homeowners present either in person or by proxy, thus establishing a quorum.

President, Jessica Felker, thanked all those who attended the meeting.

The minutes of the previous meeting were approved as presented.

The 2003 budget was reviewed. There is a slight deficit shown in the budget. There are funds in reserves to cover this deficit. The numbers in the budget are just a guess that is based on prior year spending. The Board did not want to increase the monthly fees at this time. The insurance premium was much higher than anticipated. Management is in the process of obtaining bids for insurance coverage. New granite was spread in 2002. A homeowner reported that the gravel is slim near building 6. Management will look into it. A motion was made, seconded and approved by all to approve the 2003 budget as presented.

The Board reported that there are some common area issues that have never been resolved with Graham Development. The Board has filed a complaint against Graham Development with the Registrar of Contractors. The biggest issue right now is with the asphalt. Unit #112 reported that Rob has still not repaired his patio. Management will let the Registrar know.

There was some concern about the mess that gets left on the picnic tables across from the mailboxes.

Homeowners are urged to call the police department to report when the kids are riding skateboards outside the gates.

The Board thanked Tony Barbuto for the nice job on keeping the pool area neat and clean.

It was reported that the landscapers are on the property once a week and pick up debris when they are there. Homeowners are asked to help keep the neighborhood picked up too.

The Association?’s insurance does not cover doors or windows. The Board reported that Homeowners could obtain additional insurance through their personal carrier, which would include golf ball damage to glass.

The Board asked for volunteers to serve on the Board of Directors. Valerie Stupar (Unit #223), Joyce Smith (Unit #226) and Ann Pasco (Unit #109) all volunteered to serve on the Board with Jessica Felker (Unit #237), Artie Mabbett (Unit #105), April Anderson (Unit #211) and Amy Monson (Unit #214). These members were elected by acclamation.

Another Neighborhood Watch Event will be coming in the spring.

The Board reminded homeowners to check and replace the plastic plumbing tube that runs from the wall to the appliance. The tubing can be replaced with stainless steel woven mesh. Home Depot has these parts for a minimal cost.

With there being no further business, the meeting adjourned at 7:25 pm.

After the meeting the Board got together to elect Officers. The results were as follows:

The Board briefly discussed the issues with the Registrar of Contractors. Management was asked to forward all correspondence regarding theses issues to Ann Pasco. All further correspondence with Rob is to be handled by the Registrar.

The next Board meeting is scheduled for February 13, 2003 at Unit #211 at 6:30 pm. A City of Mesa representative will be at the meeting to discuss neighborhood watch.

The meeting adjourned at 7:45 pm.
