The meeting was called to order at 6:35pm. Board Members present were April Anderson, Artie Mabbett, Ann Pasco and Valerie Stupar. Also present was Homeowner Bill Pasco, City of Mesa Neighborhood Outreach Coordinator, Cindy Herd and Lisa Horanburg with Tillett Property Management.
Cindy Herd with the City of Mesa Neighborhood Outreach Program presented the Board with a book containing all the benefits that the City of Mesa has to offer to neighborhoods. Ann Pasco agreed to accept the book to review these benefits.
Management Report
The Board reviewed the work order summary. All work orders are complete.
Management presented insurance quotes from Community Association Underwriters and Allstate insurance. The board reviewed both quotes in detail. The Board unanimously accepted the proposal from Allstate for $8296 per year with a deductible of $1000 on all losses.
The Board reviewed the 2003 Management Agreement. Several of the Board Members would like time to review the agreement. The Board will sign it and return to Management by next week.
Management provided the Board with a proposal for gate maintenance. The gates are no longer under warranty with Automated Gate Systems. Guardian Gate Services offers a preventative maintenance program with 2, 3 or 4 visits per year. The Board agreed to have Guardian Gate Services provide gate maintenance two times per year at a cost of $737.
Homeowners Concerns
Artie agreed to get with some of the owners and show them how to change the plastic rings on their toilets and sinks to the steel mesh-type hook ups.
Artie will show some of the Board Members how to manually open the gates in case of a power outage.
Management was asked to contact a couple of garage door contractors to give a bulk price for maintenance on the garage doors. Homeowners would have to sign up individually for the service. This would be a Homeowner expense.
There were many concerns discussed about the large dog at Unit #116. The Board would like Management to send another letter increasing the fines. The Board asked Management to contact an attorney regarding the weight limit of dogs that is addressed in the CC&R?’s
Management was asked to send a letter to the owners of #104. There is a green truck there that speeds through the neighborhood.
Management was asked to look into the cost of adding an additional dumpster instead of the recycling containers. Management will provide this information at the next Meeting.
The minutes of the previous meeting were approved as presented.
The financial statements were approved as presented.
Old Business
The Board agreed to give Rob a deadline of Wednesday, February 19th to complete the repairs on the pavement. After that date, Management was advised to proceed with the Registrar of Contractors.
New Business
The Board unanimously accepted Amy?’s resignation from the Board. Artie reported that he would be leaving for the east coast March 1st and will be rendering his resignation as well. Artie would like to remain in touch on some of the Board issues. Management was asked to contact Greg Gamette and Tom Kowalczyk if they would be interesting in filling the vacant terms on the Board.
April agreed to replace Amy as webmaster for the Association?’s web site. April will contact Amy directly.
With there being no further business, the meeting adjourned at 8:20 pm. The next meeting is scheduled for March 25th at 6:30 pm at Unit #223.
