The meeting was called to order at 6:40 pm. Board Members present were Amy Monson, Jessica Felker, Artie Mabbett, April Anderson and Lisa Horanburg from Tillett Property Management.
Management Report
The Board reviewed the work order log. All outstanding work orders have been completed.
Homeowners Concerns
Unit #108 submitted a request for a white screen door. The Board is still in the process of locating a pre-approved color for screen doors. Management was asked to send a letter to the Homeowner letting them know the Board will make a decision at the next Board Meeting. Management will contact Coombs Awnings for a list of their color choices.
Unit #117 submitted a request to mount a ?“Welcome?” sign next to the front door. The Board agreed the sign be mounted on the front door only.
The minutes of the last meeting were approved as presented.
The financial statements were approved as presented.
Old Business
The Board members present went over their suggestions for the rules and regulations. Each Member will write up their section and put on disk or e-mail to Tillett. Tillett will put together the full set for Board approval, when all sections are received.
Management presented bids for spa covers. The bids ranged from $181 to $399. The Board approved the bid of $181 from Cover Pools in Tempe. The cover will be hinged and fit over the spa in one piece. Management will order the cover as soon as possible.
Management received a list of paint colors from Rob. The only color missing was the one for the railing. The Board agreed to have Artie paint his railing and the Board will review it for a pre-approved color.
Amy has set up the web site. The address is www.neighborhoodlink.com/mesa/vrp. There is nothing posted on it at this time. A notice will go to the homeowners at a later date letting them know about the web site.
Management reported that only 5 -6 homeowners have responded and sent in the information sheet for the directory. The Board decided to wait another month to see what kind of response there is. Most of the homeowners who sent back the information requested that their phone numbers not be put in the directory.
New Business
The Board agreed that for sale signs will not be allowed at the entrance. A temporary sign for open houses is all that is allowed. For Sale signs can only be put in the window of the unit and on the garage door. Management will let the realtors know.
The walk through check list is to be sent to Rob in detail with a 60 day completion date. The Board would like a written response from him. The work needs to be done in an appropriate manner. If the 60 day completion date is not met, the Board will file the necessary paperwork with Registrar of Contractors.
The Board asked Management to purchase a square stone trash can with an ashtray on top for the pool area. Management is to measure the area on the side by the bathrooms next to the pillar.
Management was asked to send a letter to the units that face the street. The Board would like them to notify the police when the kids are loitering and skateboarding out there. The landscape lights are getting broken by these kids.
Management is to send a letter to the Board Members who were not present. They need to have their assigned section of the rules and regulations completed by the next meeting or give them to another Board Member to complete for them. Those members will also be asked if they are willing to serve on the Board or not.
The Board will only be discussing the rules and regulations and any information on satellite dishes that has been received at the next meeting.
With there being no further business, the meeting was adjourned at 7:50 pm.
