Denver's latest luxury condominium complex will be built soon on the border of the West Washington Park and Denver Country Club communities, at 25 Downing Street.
In place of several existing single family homes, high profile developer Stephen Owen will build a $26 million, two tower project, featuring 80 condos ranging in price from $179,000-$425,000. Studios will be sized at 843 square feet, one bedrooms 877-940 square feet, and two bedrooms 1375-1410 square feet.
Owen, who is also the developer of One Polo Creek, just southwest of the Cherry Creek Sh6pping Center, had originally envisioned a super-luxury project for 25 Downing, with only 27 units priced as high as $2 million each.
Convinced that the market would not bear such high dollars, Owen decided on the current plan with lower prices, and two Mediterranean style buildings of 12 and six stories joined by a donnecting courtyard, instead of a single 18 story tower.
Also different from One Polo Creek, will be the monthly maintenance fees at 25 Downing. Where Polo Creek charges from $750-$1500 per month, residents at 25 Downing will be tapped in the $200 per month neighborhood.
