This summer there were several calls to the property management company regarding water damage caused by condensate lines.

 

If you are not sure what a "condensate line" is it is the pipe that collects the moisture produced by your air conditioner.  This pipe needs to be professionally cleaned once per year at a minimum.  When this pipe gets clogged it will cause a back up of water in your unit and any other unit below you.  These damages unfortunately are not covered by the HOA as this is considered homeowner maintenance.  Please be a good neighbor and make sure your system is checked and cleared by a professional HVAC company on an annual basis.
