 Board Meeting with Mr. Kent King, New agent with Omni/ Tim Loehr, Omni

Purpose of Meeting: Meet Kent King, Omni Representative for Westhaven Commons
 
Topic of discussion:
 
Old issues-

 
The email below has been somewhat completed except for the leaking patio
door/window--we have 3 homeowners -- Mia has the list--who called into the
help-desk about their leaking patio doors. Mia has the names and addresses. 

How many vacant units? How many new homeowners?  Have they received a Welcoming
Packet?
 
Delinquent Homeowner—records and homeowner notifications—many homeowners are
receiving letters and they have already paid--
 
How many property inspections can we expect from Kent King?
 
Who will be our property “handy-man” since Sam Davis is no longer with Omni?
 
Note to Omni: All work-orders are to get emailed and approved by the Board
President and V. P. 

 The "attorney turnover files" letter to Steve Earnhart was received--today
12/02/10--there were miss-communications with Mia and the Board as to whom was
sending this letter, Kay emailed Mia to send it without our signatures---no
biggy; it's done now. 

-Window Leaks--should be completed by the end of this week 1/1/11 (reported by
Dave Howard from Paradigm -owner of company)
 
-Falling tree--was cut down by Scott at Lawn Doctor-done/// Review this question
in spring— We need estimates from 3 companies cut down the trees--on the south side of our fence
 
-Mia & Kay had discussed a slight water leak on our property--we were told  by
Mia it would cost $200-300 to have (a company--not sure who)  would perform the
property inspection--not done yet
 
At this time--please do not pay any extra on Westhaven Commons HOA bills,
thanks.
We expect on time monthly packet— at the date given to the Board of Directors,
thanks.

Are the balconies painted yet?  Have we paid Eric yet?
 
Ask Ms. Lucille Moore, if she is ready to settle her leaking window dispute with
the HOA?  If so, call and notify Steve Earnhart.
 
CPA-Update: 
 
Tom Murray should be receiving our cases from Steve Earnhart before X-Mas…
 
Kent King, please contact 3-D Home Improvement for our Leaking patio door
problem—we have 3 units on the list $$$ what price were we quoted??  Before any
repairs are started, we would like to verify the costs again, thanks.//Board
signature for this project to be approved.
