Woodside Village HOA

WOODSIDE HOMEOWNERS ASSOCIATION NEWS

Sep 11, 2003

A message from the WVHA President, Matt Coryell:
The Board of Directors Meeting for September: Thursday, September 25, 2003, at 7:00 pm. If you wish to attend or bring anything before the Board for consideration please call Linda
Cusimano (407-644-4500 x-255) for details.
I periodically get inquiries on how to get information such as the Covenant and Deed Restrictions and the By-Law documents or requests for the latest financial statement; here is the best way to accomplish this:
Residents can either email Linda Cusimano at lindatiBattwood-phillips.com or drop her a short note making your request. You'll need to provide her your name, your telephone number(s) in case
she or one of her staff has any questions. Send your requests to:
Woodside Village - Attention Linda
P.O. Box 1208
Winter Park FL 32790-1208
Linda indicated to me that she responds to mail received from the
neighborhood usually within 1 to 2 days. That should be quick enough to support any real estate transaction if proper planning and fore-thought are used. Another option for obtaining documents is structured for real estate professionals, banks and lending institutions, who generally are the ones requesting the information. Those organizations can go the website: www.condocerts.com . This site is designed to provide all required documents typical for real estate transactions in association neighborhoods.

News - The Board has become aware that a recent home sale within Woodside Village was made to an institution that operates a number of group homes for autistic individuals in our area. Since
this home became operational there has been an inordinate amount of noise, individuals screaming and excessive traffic for the immediate neighbors to deal with. The Board has reason to believe this is in reality a business operation and as such is in violation with the neighborhood zoning requirements. Both the County and the HOA lawyers are looking into this situation.

Notice - Someone has locked up a small jon boat down at the recreation center, on the grass directly next to the boat ramp. This
is not permitted. The boat is killing the grass and creates an obstacle for the lawn crew when they are doing their work. Another
problem is naturally the issue of if we permit one then we mustpermit all - you can imagine if we had 3, 5, maybe 8 jon boats?
How many is too many? Who is responsible if one of them is damaged? A notice is being put on the jon boat; it needs to be removed by August 31, 2003 or the lock will be cut and it will be
removed from the recreation-center property.

Reminder - There have been a couple times over the past 4 weeks that I've found the chain to the boat ramp left down after someone had put their boat in. As a friendly reminder, when you have
finished using the boat ramp remove your vehicle and empty boat trailer from the ramp, re-chain and lock it up. Regardless if you are sitting on the dock or an area adjacent to the ramp this by no means creates a deterrent to unauthorized individuals attempting to use the ramp if the opportunity presents itself. Similarly, when you've pulled your boat out of the lake at the end of the day re-chain and lock it up. Please think of the other residents and your neighbors using the lake; this simple responsibility keeps the crowd down at the lake to Woodside Village residents (and their guests), it improves the
quality of the boating and swimming experience and minimizes accidents from individuals not having a vested interest in the
neighborhood.
