Wynnwood Condo Association Council Meeting Minutes 2/11/09

Members Present: Ron Syva, Ken Greever, Frank Krist, Glenda Ruggerio, Christine Bankart, Randy Dillon

Due to successfully getting the flood plain rezoned around the complex and not having flood insurance required for the buildings we were able to move $20,000 from the operating budget to the emergency fund. Having emergency funds in reserve is important as the buildings in our community are 45 years old.

Scheduled maintenance is being done around the chimneys of each building, one building will done each month.

It is the responsibility of the unit owner to keep their windows repaired and looking aesthetically pleasing and conforming to the other units in the community. The windows in front of 2330 Taggart need to be changed.

The light in front of 2361 Taggart will be replaced.

The main water valves in the 4 units on Patwynn Road will need to be replaced over the next few months. The owners will have to allow access to their basements where the valves are located. Please contact Ken Greever at Goldsborough to coordinate this at (302) 575-1000

Council voted to get snow removal services for the parking lots only if the snow is greater then 2 inches. A representative of the council will call for snow removal for sidewalks if deemed necessary for safety issues.

Council voted to change the landscaping contract for the next year. We will not renew the contract with Chambers due to numerous complaints and will go with TruGreen and will save over $2,000 and hopefully get better service.

Council voted on getting an estimate to solve the drainage/lack of drainage problem between building 2 & 3 in the back.

Council voted to give permission for Goldsborough Realty Management to enforce all Condominium Rules and Regulations to the Owners and Tenants of the Wynnwood Condominium Community. While we are a unit owned community some owners choose to rent.

It is now a requirement that all owners renting their units must provide a copy of the rental agreement or lease to Council or Goldsborough Realty Management care of Ken Greever:

This assures that everyone in the community is following the same standards and rules.
This would not be an issue had there not been several complaints and issues over the past few months with rental units in our community.

Next meeting will be the 2nd week in April at the Brandywine Hundred Library.
