Dear Resident:
It has been brought to our attention that you may be in violation of one or more of the following subdivision restrictions, as indicated by the check(s) below:
___ payment of annual dues ($192) by November 1 deadline.
___ payment of late fee ($200) in addition to annual dues after November 1. Failing this, a lien will be filed on your property and you will be subject to suit by the Association, with court costs being charged to you.
___ having submitted in writing to the Association your plans for erecting, placing, or altering a building on your lot so its conformity and harmony of external design can be reviewed.
___ maintaining a single-family residence by not building, altering, or placing structures on your property that violate our R-5 zoning.
___ getting written approval from the Association before building a structure less than 35 feet from the front property line.
___ using brick, stone, or a combination of brick, stone, and wood as exterior building material.
___ using wood on no more than 75% of the external exposed walls without prior approval from the Directors.
___ getting written approval from the Directors on construction plans, building specifications, including material, plan showing grade elevation and the site location on a lot, before building a structure on a lot.
___ getting written approval from the Directors on the location, plans, and specifications for pouring a driveway before adding that driveway to the lot.
___ getting approval from the Directors before building an out-building, including a detached garage, structure built or placed on your lot, or an improvement of any kind.
___ using "ornamental fencing" as opposed to , for example, chain-link that lacks decorative landscaping.
___ getting written approval from the Directors before constructing a fwnce that extends beyond the front wall of your home.
___ getting written approval from the Directors before constructing a fence that extends beyond your side wall facing the street on a corner lot.
___ using sod on your front and side yard so that the sod extends to the edge of the curb.
___ having two (2) shade trees planted in yoiur front yard.
___ having adequate landscaping in your front yard ("adequate" as compared to the landscaping and ground cover materials used by others in the same block).
___ having your driveway and sidewalks made of concrete.
___ allowing the use of a trailer, basement, tent, shack, garage, or other building temporarily or permanently as another residence on your lot.
___ parking a trailer, semi-tractor, bus, or boat anywhere but in a garage on your lot.
___ parking any vehicle in the front, side, or back yard, off the driveway.
___ allowing an inoperable vehicle to be parked habitually either on your lot instead of in a garage or on the street.
___ allowing noxious or offensive trade to be carried on upon your property.
___ allowing anything that is an annoyance or a nuisance to your neighbors to be carried on upon your property.
___ allowing a business to be carried on upon your property, including but not limited to the practice of dentistry, medicine, chiropracty, osteopathy, or like endeavors.
___ allowing animals (except for cats, dogs, and other household pets) such as livestock or poultry of any kind to be raised, bred, or kept on any lot for any commercial purpose.
___ limiting the number of guests invited to use the common areas / recreation areas.
___ making use of common areas / recreation areas despite not having paid maintenance dues for the year.
___ attempting to vote at the Association's annual homeowners' meeting despite not having paid maintenance dues for the year.
___ ignoring the 90-day suspension from use of the common areas / recreation areas assigned to homeowners who have been informed of their violation of restrictions.
___ allowing those other than your family members who reside with you to use the common areas / recreation areas.
___ using on the lake(s) a boat powered by an internal combustion engine.
___ ignoring one or more of the rules posted on the four signs beside the two lakes.
___ allowing a sign that is not a "For Sale" sign or the Developer's "For Rent" sign to be posted on your property.
___ allowing a "For Sale" sign greater than 3' x 3' to be posted on your property.
We fully realize that many residents of Yorktown North may not be aware of these restrictions. If you wish to have the formal copy of our restrictions, please contact Dr. Charles Owen (375-2551). Dr. Owen is our Association president.
