R-4 is residential. To university building qualify.

OR-3 is office and research.

How would it affect Bellemeade if it was OR-3?  The way they spruced everything up over there, I wouldn't mind if they built office buildings or whatnot.  Am I missing something?  I am not well versed on this.

That all depends on what kind of office buildings how high and how close to Bellemeade.
