Second times a charm???

Posted in: Audubon Trace
I see that our past president wants another shot at our board leadership. All of the proposed items on his letter that was handed out yesterday have all been discussed before and nothing has been done, as nothing was done under his leadership before he QUIT the first time. Once again i will say, if everyone took pride in their home and cut their grass, picked up their garbage cans in a timely manner, parked on their driveway not the grass, cleaned the weeds from their lake edges, and generally maintained their homes as i do, we do not need an association, especially one led by a past president. The only thing accomplished by the him was the creation of this useless board that no one wants anything to do with. I agree with ''Fed up''. Lets abolish the association immediately. Take whatever money that remains and distribute it back to the homeowners that paid their dues both years. Their will be no more homes built in the neighborhood and the one going up now is in the same situation we all were when we built, someone gets preferential treatment when it comes to what is allowed according to who they know and who they don't. The future owner probably knows nothig about the ''restrictions'' and what can be built and what can't. We have a very nice neighborhood, and it could be better. But just as in everything else, you will have people that play by the rules and those who could care less. A quick ride around the neighborhood will tell you who does and who doesn't. VOTE TO ABOLISH THE BOARD IMMEDIATELY!!!!!! I WILL
A better neighborhood

I agree with you if 100% perticipation was happening then there would not be a need for a board but we both know thats not the case. I would hope that people like you that were unhappy with the current situation would devote your time and run to make positive changes for our neighborhood. If we were to abolish the board and didtribute it back to the neighborhood it would not amount to much as it's all been spent on attorney fees. As for the people who are currently building in here it would be thier realtors obligation to give them a set of restrictions or maybe a nice neighbor like Bowtie.
Attorney Fees

Since your comment kinda refers to most of the money being spent unwisely on attorney fee's, that I assume are necessary to enforce violations. How would you propose that the new board go about this WITHOUT going through the expense of an attorney. I am very curious to see how this would be addressed by the proposed new board. This could be a decision maker for some voters. Any information you could provide would be greatly appreciated.

Attorney Fees

The neighborhood restrictions are legal binding documents. It isn't required to have attorney to file judgments and/or liens, the board can do this without the fees of the attorney. Enforcing violations can be handled in the same manner, after 3 letters from the board; the board has the authority to take action. The reason to have an attorney is to represent the neighborhood in the event of an accident in the common areas, the lakes, and lawsuit that go above our insurance etc... I hope this answers your question.
