Our 74 townhomes were built in 1978 by one of Southern Arizona's premier custom homebuilders, Wilford Construction, and are made of authentic burnt mud adobe brick. Our neighborhood community is safe, quiet, private, and friendly. Our roads are privately owned so public traffic is virtually non-existent and limited to homeowners (less than 10 snowbirds) and their seldom seen visitors only. Our location is perfect for easy access to shopping, restaurants, banks, malls, and entertainment. CDON HOA has an excellent financial rating as we have zero debt, never had to levy a special assessment, pays all its bills within a few days, and have officially approved increasing quarterly dues based on approval by homeowner majority votes. The current HOA goal is to increase dues annually to ensure adequate Reserve Study fund deposits are being met for required maintenance, repairs, and/or replacement of capital assets/amenities including a pool, spa, basketball court area, ping-pong table, and a mini-putt-putt golf court. We also do have a couple of homeowner investors renting out their homes, however the minimum required leasing term length is 12 months as our Covenants, Conditions & Restrictions (CC&Rs) do NOT permit short-term leasing whatsoever; thus providing a stable and well established HOA neighborhood. Our fine homeowners make the CDON HOA a very safe, proud, and mature community.
