Chatham Walk has a park like atmosphere. Any resident may enjoy the pool or our spacious clubhouse. There is also a playground for the children to enjoy themselves.

Chatham Walk was the first condominum bulit in Indianapolis in the early 1970's. Therefore, the Chatham Walk community is very well established. Chatham Walk is not actually a condomium, but a PUD (Planned Urban Development). The difference between a condo and a pud is that all of the homeowners in Chatham Walk own the land. If Chatham Walk were a condo the homeowners would not own any part of the land, the developer would maintain sole ownership.
Chatham Walk is located in a good location for quick highway access. Chatham Walk is located at East 21st Street and Franklin Road, therefore access to I-465 and I-70 are minutes away. In addition, access to downtown Indianapolis is fast and easy (with or without highway use).

The Chatham Walk Association is self-managed and governed by a Board of Directors comprised of seven residents elected by the homeowners. We have a general office manager who is responsible for the administrative operation requirements of the community and is available daily to respond to resident's inquiries. We also employ a general maintenance supervisor who is responsible for general maintenace to the exterior of the homes and the grounds. (The maintenance supervisor responds to emergencies 24/7.) We are fortunate to have several support contractors that help maintain Chatham Walk as a beautiful complex that our residents take pride in.
We have found that self-management enables the association to respond to residents needs and maintain a high level of maintenance over contracting out to property management firms that we have utilized in the past.
Our financial accounts and statements are reviewed and audited by a Certified Public Account on a yearly basis.
Chatham Walk Townhouses requires a monthly maintenance fee of $183.00/2006 rate. This fee may increase on a yearly basis by 5%, per the Board of Directors, without the members votes. Any further increase would require a vote by the homeowners. In addition to the maintenance fee, a yearly common area insurance payment is required. This amount varies as the insurance companies change rates. In 2006-2007 the rate is $529.00.
Chatham Walk maintains a reserve account for all large ticket items, such as roof repair, siding repair fronts and backs etc. This reserve savings is included in the monthly maintenance fee. In addition, the water and sewer are paid. The monthly maintenance fee pays for multiple items some of those include: lawn care, pool maintenance and repair, street repair, patio and perimeter fence repair, snow removal, taxes for the common area, maintenance equipment, legal and accounting fees plus more!
