The meeting was called to order by Chairman Doug Crane on May 26, 1999 at 3:30 p.m. in the Roeder Pavilion.

VOTE TO REMODEL THE KIOSK:
Members of the committee were previously directed to be prepared to vote their respective Associations wishes on the kiosk remodel project. Chairman Doug Crane called for a vote to approve the remodel of the existing security kiosk, located in the center of Avenida de las Arenas. The projected cost of the remodel is $40,000, and the project will be funded from existing capital. Each association voted as follows:

Association I - Yes, Association II - No, Association III - Yes (by written resolution), Association IV - Yes, Association V - Yes, Association VI - No, Association VII -Yes, Association VIII - No, Association IX - No, Association X - Yes (by written resolution)

It was resolved by a vote of 6 to 4, to remodel the existing security kiosk, per Leonard Veitzer's architectural drawings. Work will commence October 1, 1999.

WELCOME TO LA PLAYA TOWER

La Playa Tower is the sixth of the high-rise condominium towers built in the Shores complex. We are a building of 135 individually and privately owned condominium units, many of which their owners occupy as permanent homes. The Tower was occupied and turned over to the owners on September 5, 1975. Contrary to some belief we are not a "hotel" or a "beach resort" . . . thus we are not able to provide some expected services. An elected Board of Directors governs the affairs of the building. Management staff implements and enforces their rules and regulations. Because of the high density occupation of our building and the high standard of excellence both in appearance and atmosphere that has to be maintained, it is essential to establish rules and regulations for residents in La Playa Tower. These rules and regulations were developed throughout the years by your Boards of Directors to enhance your living experience in La Playa.

DEFINITION OF A CONDOMINIUM. "Unit" shall mean and refer to the elements of a Condominium which are not owned in common with other owners of other Condominiums. Or, in other words a "Unit" is everything that you own individually. The boundaries of a Unit shall be the unfinished interior surfaces of the perimeter walls, floors, ceilings, windows and doors of each Unit, where they exist, and otherwise to the vertical or horizontal planes at the limits of the dimensions as shown on the condominium plan, that has been filed, pursuant to Section 1351 California Civil Code, in the office of the County Recorder of San Diego County.

THE BOARD OF DIRECTORS.
The Board comprises five homeowners who are elected at the annual meeting of the homeowners (Please see the Declaration of Covenants Conditions and Restrictions (CC&R's) Article VII of the By-Laws). The Board sets policy which is implemented and enforced by the Building Manager and Staff. Regular Board meetings are held on a regular basis and homeowners are encouraged to attend. Notice of all regular meetings is posted on the Mail Room Bulletin Board.

MANAGER (435-0065).
The Manager is available during normal business hours, and can be contacted by the Doorperson during off-duty hours when needed. The emphasis of the Manager's services is the management of Association employees; Association funds and building maintenance.

DOORPERSON (435-0044).
Doorperson services are provided around the clock - 24 hours. The emphasis of their services is security to all residents. Please respect their inquiries in assisting you. Identification cards with photo are required to gain access to all facilities. Your doorperson has the forms that must be filled out prior to going to Landscape and Recreation office for your card. Your guest(s) when staying with you need a guest pass that is available through our doorperson. Guest parking permits are available from the Doorperson. Also, for directions to other Towers, pools, courts, and general information about the area, don't hesitate to ask . . . See enclosure (1) for a list of frequently called numbers and emergency numbers.

VISITOR ENTRY.
When expecting visitors, tell your doorperson their names, their expected time of arrival, and where you wish them to meet you (Building, Unit, Roeder, Beach Club). The doorperson will call Security with the visitor information; or you may make the call yourself (435-3370). When expecting five or more guests, please provide the doorperson or Security with a written list in advance. Security will provide a parking permit to your guests upon their arrival, along with directions. This insures completed parking permits, and speedier entry and destination arrival. Upon entering the building lobby and identifying themselves, they will be directed by the doorperson to your unit.

INDOCTRINATION OF TENANTS AND GUESTS
is the sole responsibility of the owner or owner's agent. In addition, the Staff of La Playa will provide whatever help and assistance they can, but not in lieu of the responsibility of the owner or rental agent.

AUTHORIZED ENTRY.
No one will be allowed entrance to your unit without prior authorization from you. To avoid embarrassment, be sure to let the doorperson or Manager know when you are expecting guests, workmen, tradesmen, etc. It is the Residents' responsibility to keep their "Entry Authorization" for the computer up-to-date. This informs the Staff who may enter your unit. From 10:00 P.M. to 6:00 A.M. your medeco key is required to operate the elevators.

EMERGENCY ACCESS.
Under the CC&R's, Management must have access to all units for maintenance, repair or replacement of any common elements therein, or for making emergency repairs therein necessary to prevent damage to the common area or to other units. In case of an emergency involving a condominium, it must be essential that the Manager have an access key to all units.

EXTRA KEYS.
Neither the Manager nor Doorperson have any extra keys for resident use. We do maintain an extra key for emergency use only, to be returned immediately after opening the door. The Emergency Keys held by the building are not a convenience key for any owners or tenants. With the Garage Security Gates in operation, everyone - children included - must carry their own key to the building.

PROMPT PAYMENT OF ASSESSMENTS
is necessary for the smooth operation of your Association. Assessments are due on the first of each month and delinquent if not paid by the fifteenth. Delinquent assessments will incur a $25.00 late charge. Assessments that are two months delinquent will result in a lien being filed against your condominium. The lien will include all delinquent assessments, lien preparation fees, late charges, interest at 10% per annum, and filing fee. Management will provide you with payment books and return envelopes in December of each year.

INSURANCE.
Recent insurance claims resulting from a water damage make it imperative that all homeowners review their Homeowner Insurance and the liability protection it provides. Article 9 of the Supplemental Declaration of Covenants, Conditions and Restrictions as to Lot 1 Coronado shores Map No. 6641, Section 9.7, Owner Insurance, states that:

"Each Owner, and not the Association, shall have the responsibility of obtaining and keeping in full force and
effect, at his sole expense, . . . standard fire and extended risk insurance on the personal property and furnishings contained in his Unit . . . broad form comprehensive coverage . . . and such other insurance as he may elect . . . provided, however, that in no event is the insurance coverage purchased by the Association to be brought into contribution with the insurance purchased by Owners."

BEACH CLUB.
All adult owners/tenants twenty-one years or older are automatically members of "The Beach Club." The Beach Club is located on the beach between La Perla and Las Palmas Towers. It is open daily. For information regarding hours and special events, please call The Beach Club Director at 435-2690. Identification card is needed to enter. Resident(s)/tenant(s) must accompany their guest(s) with paper guest pass(es).

ROEDER PAVILION.
The Roeder Pavilion is available to all residents as an entertainment center. It is located on the beach between Cabrillo and La Sierra Towers. The Roeder Pavilion is equipped with a kitchen and a wet bar. For information on reservations (a must!) and rules, please call 437-1260.

THE SPA.
All residents are automatically members of "The Spa." The Spa is located in the basement of The Beach Club. For information regarding hours of operation and facilities, please call 435-2533. Identification card is needed to enter. Resident(s)/tenant(s) must accompany their guest(s) with paper guest pass(e's).

TENNIS COURTS.
Coronado Shores has eight tennis courts, five of which are lighted. They are open from 7:30 A.M. to 10:00 P.M. daily. The reservation attendant holds a drawing for court reservations daily at 7:30 A.M. at court #2 for day of play only. For more information, please call 437-1335 or 437-1260. Identification card is needed for entry. Resident(s)/tenant(s) must accompany their guest(s) with paper guest pass(e's).

SWIMMING POOLS.
Coronado Shores has four swimming pools along the oceanfront. The Northernmost is the Roeder Pool for adults 18 years of age or older; just South of this is the Cabrillo Pool for all ages; then the Beach Club Pool for adults 21 years of age or older and furthest South, the El Camino Pool for all ages. Diaper age children are not allowed in the pools. For more information, please call 437-1260. Identification card is needed for entry. Resident(s)/tenant(s) must accompany their guest(s) with guest pass(e's).

CHILDREN.
All children must be supervised, particularly in areas where they may harm themselves, such as balconies. They often find it difficult to adjust to the close condominium-type living, and the mere novelty of the facilities may contribute to various temptations. Willful destruction or vandalism of Association property will not be tolerated, and any damages will be billed to parents. Children may not play in the elevators, hallways, stairwells, trash rooms, lobbies, garages, or the terrace areas. Riding skateboards, roller skates, roller blades or bicycles is prohibited in the garages, or on ramps, and on the terrace areas. Please note that skateboarding, roller skating and roller blades are prohibited throughout the entire Coronado Shores project. Children under 18 years of age are not permitted to occupy, overnight, any condominium in the absence of their parents or another adult.

YOUTH ACTIVITIES.
In addition to the swimming pools and the tennis courts, two areas for youth have been established:

1. "THE HANGOUT" Teen Center (Ages 13 through 17) is located in the lower level of the Beach Club.
2. "THE UNDERGROUND" Children's Center (Ages 6 through 12) is located in the north end of Las Palmas Tower.

BEACH ATTIRE.
When in beach attire or barefoot, enter and exit the building through the upper/lower garage rather than the main lobby. Please remove sand from footwear before entering. For your convenience, there is a foot bath located on the North Side of the upper garage entrance ramp. REMINDER: your Medeco key should be carried to gain entrance through the garage.

GROCERY AND LUGGAGE CARTS
are available. See the Doorperson for their location. Please return promptly after using them.

PETS.
Homeowners may have three pets. Tenants and guests must obtain permission from the Homeowner or authorized agent to have pets. Below are La Playa rules and regulations for pets:

1. PETS MUST ENTER AND EXIT THE BUILDING THROUGH THE GARAGE.
2. Pets must be on a leash at all times and under the supervision of someone physically able to control the animal.
3. Pet owners must immediately pick up their pet's droppings and deposit them in the nearest outside trash can.
4. Anyone allowing their pet to void in any of the common areas of the building (hallways, stairways, elevators, garages, ramps, etc.) will be issued a notice of violation and charged an appropriate amount for janitorial services.
5. Pets shall be limited to dogs, cats, birds and fish. All other pets are prohibited.
6. Pets deemed to be dangerous by the Coronado City Animal Control Officer are prohibited and must be removed from the building immediately.
7. Homeowners and tenants are responsible for all damage to common areas (inside and outside the building) caused by their pets or the pets of family members.
8. Pets must have all licenses, permits, and inoculations required by local, county, state and federal laws.
9. In addition to the above rules and regulations, all local, county, state and federal laws that apply to pets are applicable to pets in La Playa.

NOISE CONTROL.
In order to insure your comfort and that of your neighbors, noise should be kept to a minimum. Accordingly, the volume of sound produced by radios, television sets, pianos, organs, stereos, and other musical instruments must be kept at a low level between the hours of 10:00 P.M. and 8:00 A.M. All other unnecessary noises should also be avoided, such as loud conversations on unit balconies and in hallways.

ODOR CONTROL.
In order to ensure the comfort of your neighbors, when cooking or smoking please allow ample air flow into the unit by opening your windows.

MAINTENANCE.
If you have an emergency, please feel free to call the Building Staff for assistance. For your automatic dishwasher, it is imperative that only powder automatic dishwasher detergents are used . . . CASCADE, etc. ALL MAINTENANCE NOT ASSOCIATED WITH COMMON AREAS IS THE SOLE RESPONSIBILITY OF THE HOMEOWNER OR THEIR AGENT.

CLOTHES WASHER.
When using the washer, please make periodic checks from time to time for any possible leaks. Never leave your clothes washer unattended when washing clothes. A reminder, it is imperative that a low-sudsing laundry soap be used in the La Playa clothes' washers. The EMERGENCY SHUT-OFF VALVES are located on the back wall of the washer-dryer, just above the unit. If you are going to be away from La Playa for an extended period, please turn the two hand valves to OFF. It is good practice to do the same with the valves under each sink and behind each toilet. PLEASE HELP AVOID LEAKS.

CLOTHES DRYERS.
To ensure maximum efficiency and to prevent lint fires, clean the dryer lint screen prior to each load. Never leave the Unit with the dryer running. It is essential that maids/housekeepers are informed of this policy.

GARBAGE DISPOSAL.
Do not "PACK" the disposal with bulk garbage or debris. Always RUN cold water DURING disposal operations to clear the Unit's horizontal drain line to the building vertical drain . . .Note: it is most important to run water for at least two minutes after debris has cleared sink lines. Historically, most water damage is caused from packing a garbage disposal and not flushing the debris to the main waste line in the upper garage causing a blockage and back flooding into another unit. Neither the Association, the Board of Directors, officers, agents and employees shall have any liability, absent willful or wanton negligence, to an Owner, family member, guest, invitee or tenant for any damage to property in the building resulting from water which may leak or flow from outside of any unit or from any part of the building, or from any pipes, drains, conduits, appliances or equipment or from any other place or cause. The Association will provide emergency services to include:
1. Locating and stopping the water flow.
2. Wet vacuuming.
3. Lifting the wet carpet, if needed.
4. Discarding the wet carpet pad, if needed.
5. Placing fans, as needed, to do the basic drying of the carpet and/or flooring. Your repair person may recommend that more drying is needed.

The Association will not be responsible for the following:
1. Replacing the carpet pad.
2. Re-laying the carpet.
3. Cleaning the carpet.
4. Any other repairs and/or replacements that may be needed as a result of water damage.

If you need referrals (Carpet Cleaning, Repair Persons, etc.), please call the Doorperson or Manager at 435-0044.

SMOKE DETECTORS.
La Playa was the first to incorporate an integrated smoke detector system with an extensive sprinkler and automatic alarm system. Only the hard wired smoke detectors are tied directly to the alarm panel in the lobby. Battery operated smoke detectors are not connected to the alarm panel and do not alert the doorperson. The sensitivity of the SMOKE DETECTORS can be triggered by burning toast, cooking, a hot shower and even the shampooing of the carpet. PLEASE call the Doorperson, 435-0044 or 435-0065 and advise him of the circumstances causing the alarm. If the Doorperson is not called within 15-20 seconds, he will immediately commence an investigation and initiate emergency procedures. Remember, the alarm indicator in the lobby only identifies the floor, NOT THE CONDO UNIT. We need your help in this matter immediately if the alarm goes off for any reason. IN THE EVENT OF AN ACTUAL FIRE . . . CALL THE FIRE DEPARTMENT AT 911, THEN ALERT THE DOORPERSON AT 435-0044.

COMMON AREAS.
Smoking in common areas is not permitted within the building. Furniture, newspapers, drinking water bottles, plants, trees, etc. must be kept clear of all hallways and common areas. If you are receiving drinking water, empties should not be put outside of your door prior to the morning it is going to be delivered. This is not only to keep those areas looking clean, but for safety and fire regulation reasons.

PHYSICALLY IMPAIRED RESIDENTS.
A list of residents who may require special evacuation assistance is posted in the Fire Control Room. If you require such assistance, or if you feel that you might, please notify the Manager to ensure that your name and Unit number is added to the list.

TRASH ROOMS.
The Trash Room is located between the 05 and 06 unit by the glass smoke door. Only recyclable plastic, glass and aluminum cans may be put into the container and newspapers on the shelf in each trash room. To preclude drippings down the hallways, bottles and other refuse should be wrapped in a plastic garbage bag before being dropped in the trash chute. All trash should be emptied prior to 10:00 P.M. Large boxes and cartons should be taken directly to the Dumpster Trash Room located in the South upper garage . . . ask the Doorperson for directions.

BALCONIES.
Balconies may not be used as laundry areas, and nothing may be hung or draped over the railings. Flower pots and planter boxes must be watered with care so as to prevent the overflow from hitting areas below. Please do not throw anything from your balcony, particularly CIGARETTES. Please do not feed the friendly birds from your balcony, as it encourages them to take up permanent residence, with obvious problems resulting. PLEASE, NO HIBACHI OR GRILL COOKING . . . FOR OBVIOUS REASONS.

WINDOWS. f you choose to tint your windows, please see the manager for approved material and color that can be used.

BALCONY REMODELING.
See Enclosure (1) attached.

WORK IN UNITS.
Out of consideration for your neighbors, workmen, repairmen, installers, etc., shall not be allowed to work in units between the hours 6:00 P.M. and 8:00 A.M. Monday through Friday. SATURDAY, SUNDAY AND HOLIDAY WORK IS NOT ALLOWED IN THE UNITS. Emergency repairs are considered to be something if not repaired it will cause further damage to the unit, other units or common areas. Emergency repairs will be reported to the manager or doorperson.

MAJOR REMODELING.
Any proposed modification or alteration, within a unit will require: Approval of the Board of Directors; a building permit from the City of Coronado; and a $500.00 refundable cleaning and security deposit. A charge of $20.00 per hour, with a minimum charge of one hour, will be levied against the homeowner for any needed common area clean up. In addition to the requirements for the deposit before any remodeling may commence, please remind all contractors and decorators that they are responsible for removing all trash and debris from La Playa and the Coronado Shores. Please DO NOT permit them to use the trash chute or the building Dumpster for their debris. It is not the building's responsibility to clean up after the hired contractors and decorators. HOMEOWNERS WILL ENSURE THAT ALL CONTRACTORS HAVE A LICENSE AND CARRY LIABILITY INSURANCE PRIOR TO WORKING IN LA PLAYA. (Enclosure 2)

WATER SHUT OFF.
Except for emergencies, water will normally be shut off Monday through Friday between the hours of 8:00 A.M. to 1:00 P.M. ONLY. If the water has to be shut off in the entire stack (i.e., Unit #101 up to #1601) for the repair of a plumbing problem or for the installation of an appliance requiring water, the Homeowner/Agent must notify Management at least forty-eight (48) hours before the water shut off. The forty-eight (48) hour notice will allow staff to notify the homeowners/tenants that will be affected by the water shut off. Major remodel water shut offs require a twenty-five dollar ($25.00) charge for each water shut off performed. Staff will only shut off water for licensed and insured plumbers. Water will not be shut off for "handy-men" or non-licensed and non-insured laborers.

CARPETING/WALLPAPERING/TILING.
Homeowners/Agents will provide the Manager with a $100.00 refundable deposit prior to the date work is to be accomplished, and the name of the Company. At least five (5) working days prior to starting the work, the Homeowner/Agent shall remind workmen to clean common areas immediately to avoid tracking debris throughout the building. Also, tradesmen will be responsible for the removal of all debris from the building. Please DO NOT allow tradesmen to use building trash receptacles. If the housekeepers have to clean up after tradesmen, there will be a $20.00 per hour, with a minimum charge of one hour (See enclosure 2). All hard surface installed, wood, tile, marble, etc. on floors must be installed over one-half inch cork.

MOVING.
A move-in or move-out shall be scheduled on a weekday only. Please do not schedule any moving for Saturday, Sunday or Holiday. All moving shall be through the lower garage and the lower lobby using Number One (North) Elevator. Please notify the Manager or Head Doorperson one week in advance. A $100.00 refundable cleaning and damage deposit is required. The homeowner/tenant shall be responsible for any damage to the common areas caused by the mover. A charge of $20.00 per hour, with a minimum charge of one hour, will be levied against the homeowner/tenant for any needed common area clean up (See enclosure 2).

PARKING.
Outside parking is limited to 72 hours, and all vehicles must have a parking permit or sticker. Vehicles not displaying the Decal Sticker on the driver's side of the front bumper or a Guest Parking Permit on the left dashboard will be considered illegally parked. Only "Head-In" parking is allowed outside. Vehicles illegally parked will be subject to being towed away without notice and the owner of the vehicle will pay for all towing, storage and impound costs. The garage is intended to accommodate passenger vehicles and motorcycles only. The speed limit is 5 MPH in the garage and on the ramps. Circulation is one-way. Please follow the arrows. Park only in the stall assigned to your unit. All parking stalls are privately owned, and vehicles illegally parked are subject to being towed away by the owner/tenant. Parking stalls may not be used for storage, however, bicycles, small shopping cart and neatly folding beach chairs may be put in front of your vehicle(s). TO PREVENT EXHAUST FROM BLACKENING THE PAINTED GARAGE-WALLS, PLEASE PARK "HEAD-IN" ONLY, UNLESS IT IS UNSAFE TO DO SO. IT IS MOST IMPORTANT TO USE YOUR LIGHTS OR EMERGENCY FLASHERS IN THE GARAGE TO MAKE YOUR PRESENCE KNOWN TO OTHER DRIVERS AND PEDESTRIANS.

NO PARKING.
The City of Coronado has imposed restricted parking on the side street, Avenida Del Sol. Please advise all friends and guests that overnight parking is not permitted . . . that any vehicle parked on the street between the hours of 2:00 A.M. and 5:00 A.M. will be towed away. Signs are posted and cars have been towed away.

BICYCLES.
All bicycles must have a La Playa Tower identification sticker, which may be obtained from the manager / Door-person. In the event a minor is in need of such tag, a parent must sign for and be responsible for ensuring that their child has been properly instructed as to the safe operation of, and all laws applicable to, bicycle use. See Coronado Shores Rules and Regulations for the operation of a bicycle. There are three bicycle rooms provided for the storage of your bicycles, see the doorperson for the key and location. BICYCLES MAY NOT BE PARKED ON THE ENTRYWAY TO THE BUILDING, OR ON ANY LANDSCAPED AREA OF CORONADO SHORES. For obvious safety reasons, bicycles will not be ridden in the garage area or when entering or exiting the building. Bicycles illegally parked/stored or operated may be impounded. Children shall not use the garage or garage ramp as a bicycle riding area.




MISCELLANEOUS RULES

1. SMOKING IS NOT PERMITTED IN ANY COMMON AREA WITHIN THE BUILDING.

2. The front driveway is for passenger loading and unloading, and for emergency vehicles. Please do not leave unattended vehicles in the driveway.

3. Keys are not issued to anyone under 18 without parental authorization.

4. Attendants at the Beach Club, Youth Centers, swimming pools, and tennis courts will acquaint you with the rules pertaining to those facilities.

5. No one shall permit any activity or store anything in a unit, storage area, or in the common area which could be a fire or hazard of any kind.

6. Food and beverages may not be consumed in the common areas of the building.

SUMMARY.
Although the foregoing may appear to be a rather formidable list of "don'ts," please remember that they serve to provide a means of mutual cooperation and enjoyment for all residents of La Playa Tower. Compliance will do much to ensure that your residence here is a pleasant one. Should you have any questions or need assistance, please feel free to contact the staff at any time.

Balcony Enclosures

WARNING! YOU MAY BE INCORPORATING INTO YOUR LIVING ROOM AN AREA WITH NO REAL ROOF! THE FLOOR OF THE OPEN BALCONY ABOVE YOUR UNIT HAS NO ROOFING MATERIAL AND WAS NOT MADE TO BE WATER PROOF! THE ASSOCIATION WILL NOT BE RESPONSIBLE FOR WATER LEAKS THROUGH THE CEILING OF YOUR ENCLOSED BALCONY AREA!

1. All new materials shall conform to the existing glass panels and aluminum frames in La Playa Tower and shall conform to Coronado City Building Codes.

2. The leveling of any balcony floor shall be accomplished by the use of fire-retardant treated wood or equivalent. Terrace units are exempt from this rule.

3. The use of light weight concrete in conjunction with any element of a balcony enclosure is expressly prohibited. Terrace units may use light weight concrete to level the floor.

4. Balconies shall be enclosed so that the glass will be placed 14 inches from the edge of the ledge. Terrace units shall place the glass not more than nor less than 14 inches from the outside edge of the balcony ceiling.

5. The existing balcony railings shall remain in their original positions.

6. The top edge of any horizontal divider in a new window shall not be higher than 3'8" from the existing balcony deck and the bottom edge of said horizontal divider shall not be less than 3'2" from the existing balcony deck. Terrace units shall be exempt from this rule.

7. If the existing balcony window walls are not to be used to enclose the balcony then the vertical dividers in any new window wall shall be centered so as to line up with the main vertical posts in the existing railing.

8. If a window covering is to be used, that portion of the window covering that faces the exterior of the building shall be white or off-white.

9. If the windows are to be tinted, the shade of tint shall be light gray. Please see the Manager to obtain a sample of the approved tint.

10. If screens are to be installed, they shall be constructed of gray fiberglass screening with clear anodized 1" aluminum frames. Residents/tenets are responsible for screen removal during scheduled window washes.

TRADESMAN INFORMATION SHEET


1. NO TRADESMAN WILL DO GENERAL WORK IN LA PLAYA TOWER ON A SATURDAY, SUNDAY OR HOLIDAY. WORKING HOURS ARE FROM (ENTER THE BUILDING) 8:00 AM. TO 6:00 P.M. (MEANS OUT OF THE BUILDING) MONDAY THROUGH FRIDAY.

2. Before starting work, cover SMOKE DETECTORS tightly so dust dirt, heat, or steam does not activate them. (Do not DISCONNECT without consulting Building Engineer/Manager.)

3. When carrying supplies, equipment, etc., enter and leave the building using the Lower garage and lobby area ONLY. Please use only the #1 (North) elevator. When moving large articles in/out of elevator, ask the Doorperson for elevator pads and elevator floor covering to avoid possible damage fee.

4. Clean messes in common areas immediately to avoid tracking debris throughout the building. [There is a $20.00 per hour (minimum one hour) cleaning fee for La Playa Housekeeper to clean up after you].

5. Do not use building trash chute or dumpsters. You are responsible for obtaining your own small Dumpster for the removal of all trash and debris. A one hundred ($100.00) charge per Dumpster will be imposed upon you for ANY material disposed of in Association #6 containers.

6. We cannot provide tools/supplies/equipment such as wrenches, luggage/grocery carts, vacuums.

7. When painting in a unit, ensure all vents are taped off and windows are open to minimize paint odors from entering other units. Absolutely No paint (water or oil base) or chemicals down any house drains.

8. Please ensure your work clothes and shoes are free of debris before leaving your work area to avoid tracking or dropping debris throughout the building common areas. After the commencement of dirty work, exit the building through the lower garage.

9. You may off load/load vehicles in lower garage only and must move vehicles to outside parking. (Maximum garage clearance six feet five inches (6' 5").

10. See Doorman for location of carpet cutting, tile cutting or general work area in lower garage. Ensure your work area is properly cleaned up immediately after creating a mess to prevent the tracking of debris throughout the building. See paragraph #5.

11. REMINDER. Major remodeling requires a $500.00 refundable cleaning and damage deposit prior to the start of work. A $100.00 refundable cleaning and damage deposit for re-carpeting, painting, tiling and wall papering.

12. All contractors will use a Licenced Plumber to perform plumbing work in La Playa Tower. All plumbing repairs must have metal flexible lines (both hot and cold) coming from the angle stop to the fixtures, ABSOLUTELY NO PLASTIC/BRAIDED LINES. No additional valves will be installed in common area walls without the express approval of building staff. The Building Engineer needs forty-eight (48) hour notice for all water shut downs. WATER SHUT DOWN - FIRST TWO SHUT DOWNS ARE FREE, AFTER THAT $25.00 PER SHUT DOWN WILL BE CHARGED.

13. For your convenience, there is a public telephone in the Mail Room.

EMERGENCY INFORMATION AND PLANS FOR FIRE EVACUATION

READ THESE INSTRUCTIONS.
Please give your time and attention to reading these instructions...and commit them to memory. Don't wait for a fire crises to prompt your concern for these matters. It should be reassuring to all homeowners and residents of La Playa that this condominium is in full compliance with current building codes and safety procedures. La Playa, the sixth of the towers constructed, was the first to incorporate an integrated smoke detector system with an extensive sprinkler and automatic alarm system.

SMOKE DETECTORS.
As most homeowners already know, each condo unit has its own hardwired smoke detectors tied directly to the alarm indicator panel in the lobby. Burning toast, cooking, shower steam and even shampooing the carpet can trigger the sensitivity of these smoke detectors. If your alarm sounds and you know it is not an emergency please call the Doorperson, 435-0044 or 435-0065 and advise him of the circumstances causing the alarm. The battery powered smoke detectors installed during remodels do not alert the Doorperson Remember, the alarm indicator in the lobby only identifies the floor, NOT THE UNIT. We need your help in this matter IMMEDIATELY if the alarm goes off for any reason. If there is smoke or fire in your unit, exit the unit immediately and shut the door behind you, pull the hallway fire alarm and then call or have someone call 911. The smoke detector in the condo unit DOES NOT automatically call 911 the Fire Department. Do not cover the smoke detectors because of any intermittent alarms. Smoke alarms inside the condo unit belong to the owner and sometimes fail. Notify management immediately of any malfunctioning smoke alarm. Staff has spare smoke alarms available for replacement and will install replacement alarm if necessary.

HALLWAY SMOKE DETECTORS.
There are three (3) smoke detectors on each floor. One at each end of the hallway, and the third one centered above the elevator doors. If smoke activates the elevator smoke detector, it will return both elevators to the lower lobby. DO NOT WAIT FOR ANY ELEVATOR! WHEN INSTRUCTED BY FIRE FIGHTERS OR WHEN THE FIRE IS ON YOUR FLOOR, EXIT THE BUILDING BY WALKING DOWN THE OPEN END STAIRWELLS TWO TO THREE FLOORS, REENTER THE BUILDING AND AWAIT FURTHER INSTRUCTIONS. When hallway smoke detectors are activated, they alert San Diego Alarm Company Personnel who in turn will alert the Coronado Fire Department. These detectors sound the alarm on the lobby panel and show the floor location on the indicator panel just outside the Fire Control Room in the lower garage. The Doorperson will also call (911) the Coronado Fire Department.


HALLWAY FIRE ALARM PULL STATIONS.
Three (3) fire alarm "pull-stations" are located on each floor; one at each end of the hallway, and the third one on the wall opposite the elevators. Additionally, there are "pull-stations" in the upper and lower lobbies opposite the elevators. These same alarms are located in each of the garages adjacent to the north and south exit doors. These alarms are simple in design and easy to activate. Just pull the handle down snapping the glass check-rod. These alarms are connected directly to the San Diego Alarm Company, however, YOU MUST PHONE the Fire Department, (911), to ensure the fire is reported.

HALLWAY FIRE EXTINGUISHERS.
Two (2) ALL PURPOSE extinguishers are DON'T leave portable electrical appliances operating unattended. When traveling or away for a while, DO unplug all portable appliances such as toaster, toaster oven, micro-wave, radios...etc. And the list goes on... located half-way down each hallway. They are housed in a glass-front cabinet recessed into the wall opposite the entrances to the 05 and 07 Units. The instructions read: IN CASE OF FIRE BREAK GLASS AND OPEN DOOR FROM INSIDE. These extinguishers are used in an upright position; pull the pin and squeeze the handle while directing the stream at the base of the fire.

GARAGE FIRE EXTINGUISHERS.
In the garages, there are a total of twelve (12) multi-purpose fire extinguishers for use on all types of fire; seven (7) on the upper level and five (5) in the lower garage.

For additional fire safety protection, some homeowners maintain a small portable fire extinguisher in their kitchen areas. All La Playa fire extinguishers are checked four times a year and serviced once a year by a certified fire equipment company.

SPRINKLER SYSTEM.
An extensive sprinkler system guards every nook and cranny of La Playa. They are overhead throughout the condominium units including the small washer-dryer spaces. (For your own safety, don't block the effective operation of the sprinkler heads with shelving or bucket-type containers on top of the washer-dryer unit.) The sprinkler heads inside the condo unit are the property and responsibility of the owner. The sprinkler heads throughout the building are inspected for corrosion and paint every five years as required by fire regulations. You will see sprinklers in the hallways, the garages, lobby areas, office spaces, trash rooms, etc. La Playa has two large diesel pumps to service the sprinkler system in case of fire. Part of that system includes a 17,000 gallon holding tank on the east side of the building. If there ever is a loss of city water pressure, La Playa has its own supply for the sprinkler system. These diesel pumps are tested each week; and each quarter they are tested for an automatic start-up.

STAIRWAYS AND ELEVATORS.
The sign between the two elevators reads: IN CASE OF FIRE USE STAIRWAY FOR EXIT. DO NOT USE ELEVATORS. Since both of the building stair-wells are open and provide easy exit to the floors below the fire, terrace and ground levels, there is no need for anyone to attempt to reach the roof area. The roof security door is locked at all times.

FIRE ALARM AND COMMUNICATIONS SYSTEM.
La Playa Tower has a very sophisticated fire control system located in the Fire Control Room just outside the south lower lobby garage door. Please stay clear of this area as Fire personnel will be working from this "command center". In the event of a fire, an alarm will sound, and a recorded announcement will be made over the hallway and the condo unit speaker system on the one floor effected. The hallway fire-doors, actually smoke-doors, will automatically close when activated by the fire alarm. The Fire Department must be called at 911. (Response time for the Coronado Fire Department is approximately four minutes.) Instructions, information, evacuation and other emergency announcements will normally be made over the in-house speaker system by Fire Department personnel. In the event of a total power failure, you can expect instructions to be passed by bull horns or loudspeakers.

When you hear any emergency announcement, give it your immediate attention. If instructed to evacuate your unit, don't delay. If time permits, ring your neighbor's doorbell on your way to the stairwells - a second alert for them. Don't tie up your telephone, for calls may be coming in with instructions. Under most circumstances, and unless the fire incident is on your floor, the Fire Department will undoubtedly recommend that RESIDENTS STAY IN THEIR CONDO UNIT or evacuate down two to three floors and await any further broadcast instructions. PLEASE NOTE: The La Playa fire alarm system is normally tested the first Tuesday of each month.

PHYSICALLY IMPAIRED RESIDENTS.
A list of residents who may require special evacuation assistance is posted in the fire Control Room. If you require such assistance, or feel the need that you might, ensure that you contact the manager to put your name and unit number on that list.

DO'S AND DON'T'S.
The following list of reminders are not only applicable to La Playa, but to any high-rise structure. DO report the fire! DON'T assume someone else has or will call. Call the Fire Department first, then the Doorperson second. If there is a fire in your unit, time permitting, DO close all windows and doors before you leave. Closed windows and doors will slow the spread of the fire. DO listen for emergency announcements. DO stay low when traveling through smoke as the air will be less contaminated and cooler near the floor. DO use the stairwells if you must evacuate your floor. DON'T use the elevators.

DON'T evacuate your floor unless in personal danger or instructed to do so. Stay in your condo unit unless you are instructed to leave. In most cases it is safer to remain in your condominium or on the balcony to await rescue.

If evacuation is considered, DON'T open hot doors. Before opening the door to the hallway, feel the inside of the door to see if it is warm or hot. If it is warm at all, leave the door closed. A fire on the other side can blast through the slightest opening with a tremendous force. If the hall is filled with smoke and you must remain in your condo unit, place wet towels around the door cracks to reduce smoke entry. DON'T go back for personal things if ordered to evacuate. Lastly, DON'T panic! Remain calm, and avoid any actions that may panic others. La Playa is structured steel and concrete protected by an extensive sprinkler system, so fires will normally be restricted and confined to a small area.

AN OUNCE OF PREVENTION. Fire is more easily prevented than controlled. Certain basic precautions should be observed; they are well publicized. DON'T smoke in bed! DON'T overload electrical outlets! DON'T store combustible materials in the heater-air conditioning closet! And, DON'T leave portable electrical appliances operating unattended. When traveling or away for a while, DO unplug all portable appliances such as toaster, toaster oven, micro-wave, radios...etc. And, the list goes on...
