The Cove at Dardenne is a small community off Highway N 2-1/2 miles west of Highway K. The subdivision was built by The Jones Company and Lexington Homes in the 1990's. There are both ranch and two story homes of several designs to eliminate the look of other areas where all homes look alike. Homeowners are single, married, families with young children, older couples and retired persons. The diverse ownership creates a community for everyone.
The "Cove" also has over 6 acres of common ground with wooded areas providing scenery for many homeowners.
The Cove at Dardenne is a part of Dardenne Prairie which is a 4th class city.
Taxes are lower than other towns and cities in the area and Subdivision assessments are also reasonable. Assessments are used to take care of upkeep including lighting the streets, mowing and landscaping of the common ground.
The "Cove" does have Covenants and Restrictions" the same as most other subdivisions. The covenants are not meant to punish or incur undo hardship on anyone, but to keep the neighborhood a beautiful place to live.
Just about everytrhing is close by. Churches, schools, groceries, shopping of all kinds, and golf courses.
The Cove at Dardenne Homeowner's Association is composed of all homeowners in the 'Cove' who are in good standing with their assessments. Each home has one vote in any action brought to the association for resolution. The homeowners elect a trustee once each year to serve a three year term.
At present, there are three trustees responsible for the payment of bills, such as water and electric utilities, common ground insurance and common ground maintenance.
The trustees also work to ensure the continuity of exterior improvements to property through a review process.
Third, the trustees work with the homeowners regarding compliance with restrictions and covenants. Each home received an Indenture of Trust and Restrictions at closing. If you do not have a copy, the trustees will be happy to provide one to you.
Disputes between neighbors sometimes occur. The trustees are not meant to be mediators of "domsstic disputes", unless they involve the implementation of of restrictions or covenants.
