Affordable Single Family Homeownership for Ross County

                                               

Frontier Community Services is in the process of developing the Cross Creek subdivision, which is located in Union Township in Ross County.       

Cross Creek is a brand new subdivision which will began home construction in spring 2007. Frontier will begin building 7 additional units in the Cross Creek subdivision with an expected start date of February 2010. Buyers at Cross Creek must meet the following criteria:

  • Families must have steady income from one or more sources of employment, Social Security, pensions, or child support.  Incomes can be up to 80% of the Area Median Income, adjusted for family size.
  • Families must have @ $2500 of their own funds (or gifted). $1500 paid at contract signing (this will be applied as $500 Downpayment and $1,000 Closing Costs), the remaining money is used to cover one year homeowner insurance premium and establish escrows.
  • Families must be approved for a first mortgage from the USDA or Fifth Third Bank.
  • Families are required to have a minimum Beacon Score of 610 on their credit report with no open collection accounts, no late pays in the last six months and no bankruptcies in the last three years. For families who do not currently meet the above credit requirements, credit and budget counseling are available at no charge.
  • Families must complete 12 hours of Homebuyer Education Classes, sponsored by Frontier and taught by Frontier staff and local professionals (classes are free).
  • Families must be first time homebuyers as defined by the Ohio Housing Finance Agency. his is broad definition so please refer any interested parties for review of their eligibility.  People who lost a home in a divorce, who owned a mobile home, or lived in substandard housing qualify!

All homes sold at our subdivisions have a financing package that is second to none in the State of Ohio.  Buyers receive the following when they buy one of our affordable homes:

  • A new 3 bedroom home with two full baths, up to1248 sq.ft. and a two car (20x20) garage with opener.  Ceiling fans and cable/phone hookups in all bedrooms and the living room.  Dishwasher and disposal are standard and an allowance of $1100 for new appliances, washer/dryer hookup in the utility room and a front porch.  All homes have concrete drives and walks with paved streets, underground utilities and stormwater control systems.
  • Down-payment assistance from the Ohio Housing Trust Fund in an amount of up to $40,500 per home (final amount is determined prior to sale).
