I guess the most crazy thing about this HOA is you pay 375 a month for what, your water bill? The complex does not fix anything or do upkeep with any regularity. What they are good at though is levying fines. So for 5000 a year three times the property tax which is not deductible you get the privilige of paid for toilet flushing. Thats your cash going down the poop shoot into some crooks purse or pocket.
DO NOT BUY PROPERTY HERE!!!!

I ran across this today......FHA loosened requirements re condo loans.
http://communityassociationmanagement.com/c49-legal-compliance/c57-ask-the-experts/new-federal-law-eases-fha-restrictions-on-condominium-mortgage-loans/
Maybe your new/next Board of Directors will find this of use.
BTW, has Lakeridge ever had a Reserve Study?? (every HOA needs one)
I can recommend the company we have used...LGH CONSULTING on State College Blvd, in Anaheim.

As the recall vote nears the existing board is using all means to stay on. Having the contractor harrasing recall leaders by filming them at all hours, tearing up information posters from bulletin boards and filing law suits that even their own lawyers say they should not file. Why would a board try so hard to stay on for a non-paid volunteer position? To have more time to steal and hide and cook the books maybe? The real tradgedy is that most owners do not want to be bothered and will not vote thus insuring no-quorum and keeping the status quo. My good news is I think I have found a cash buyer. Of course it is for bottom dollar but at this point I'am going to take it and vamoose if it works out. 2 units have gone pending but nothing has sold for months. 10 units still available. |

Congrats, hope all goes well for you and the sale does not fall out of escrow LOL, I am sure you will never want to live in an HOA, ever again.
