The Emerald Lake Homeowners Assocation was created in March 2003 for the 106 residential lots in Emerald Lake I.
In February 2005, another 83 lots were added to the project, and Emerald Lake II was created.
The purpose of the HOA is to provide the neighborhood with maintenance of the common areas, which includes the two large greenbelts along Wynne Joyce, as well as the two open spaces located at 1618 Shadowbrook Trail, and 1414 Shadowbrook Trail.
The HOA also provides guidelines that preserve and protect values in the area. This responsibility includes regular monitoring of the community for Covenant compliance by the residents. Residents with a violation are notified with a letter and/or an assessment.
Violations can be observed by site visits by the management company, or by notification by another resident (upon verification).
The homeowners association is NOT responsible for home warranty issues, building issues, builder debris, streets,street lights,sidewalks or traffic matters.
The Declaration of Covenants, Conditions and Restrictions for the Trails of Fossil Creek were filed with Dallas County on March 24, 2003. These Covenants establish procedures, guidelines, and architectural control for the Emerald Lake neighborhood. By purchasing a home in Emerald Lake, owners have agreed to abide by these Covenants.
