GRAFFITI REMOVAL- Report graffiti as soon as you see it. We have seen it on our sidewalks, tree trunks, fences and light globes. The number to call for removal is (818) 227-

ALLEYWAY PARKING - Parking in the alleyways is not acceptable. The alleyways are considered fire lanes. If we have a fire within our complex the fire trucks need to be able to use the alleyways. A car parked in the alleyway makes it difficult for the fire truck to get to the townhouse or garage on fire. If this rule is violated the person will be given a violation notice and fined. Take responsibility and don't park in the alleyways. If this doesn't explain it call the Fire
Dept., they can explain it to you.
GUEST PARKING - Help us keep our Guest Parking trash free. If you remove trash from your car please dispose of it in your trash can. If you notice a car that has been parked in the same parking space for several days there is a good chance they are storing it in our Guest Parking. Call Tandem Management reporting the License number, model and make of the car. The car will then be towed.
PLUMBING - We spend approximately $5000 every two months for D.W.P. Please help us keep our D.W.P bill down. Check your indoor plumbing for any leaks in the faucets or under the sinks? Is your toilet constantly running? Maybe your backyard hose bib is leaking? Use water saving devices such as hose nozzles, low-flow showerheads, ect.
Any questions about saving water call D.W.P. IMPORTANT! If you have a broken pipe flooding your townhouse be sure to turn your MAIN SHUT OFF VALVE (0FF). WHERE IS IT? IT IS LOCATED OUTSIDE IN YOUR BACK YARD BELOW YOUR KITCHEN SINK. YOU MIGHT WANT TO CHECK TO MAKE SURE IT IS NOT RUSTED SHUT SO THAT YOU ARE ABLE TO TURN IT OFF IF YOU ARE FLOODING.
TRASH DAY - Place your trash can approximately (3) feet out from the garage wall away from gutters, downspouts and gas meters. This will keep the association from having to replace these items. The arms of the trash truck has damaged all three of the above because people have put their trash can too close to the garage wall.
FIRE ALARM - Have you tested your fire alarms this year? Are they working properly?
If you are not sure call the fire station nearest you. They will be more than happy to answer any questions about your fire alarms.
COMMON WALLS - Please remember we have common walls. This means noise is heard a lot more. Just remember when you shut your front door or use your stairway to think about your neighbor. If you slam your front door or run up your stairway hopefully the pictures on your neighbor's wall will remain on the wall. (Common walls - Common sense).
WINDOW AND PORCH SCREENS - How do the screens on your windows upstairs and downstairs look? Any holes in them? Are the frames on your screens bent? Any holes in your front door screen? How does your front door screen look? Do you need a new one? If you decide to buy a new screen remember it is necessary for everyone's exterior screen door to match the others in order to keep a uniform look to the complex and maintain property values.

FRONT PORCH - Is the wood on your townhouse getting wet or your front porch every time the sprinklers go on? We need your help in reporting this. Please call Tandem Management. If water continues to wet the wood on your townhouse wood rot will be next.

TERMITES - We have a termite contract. It's extremely important to call Tandem immediately if you think you have termites. (NO COST TO YOU)
TREES - If the trees in your backyard are hanging over your garage roof or your neighbor's fence please have them trimmed. Need someone to trim them? call Tandem Management.
LARGE GARAGE DOORS -Purchased August-1999 "Dennert" in Semi Valley. If your garage door is making a lot of noise when you open or shut it, it might need to be lubricated. The garage door should be lubricated about three times a year. You need to use a multi-purpose spray lube in a can and also low- temp grease that comes in a tube. Spray the spray lube lubricate on Torsion Spring coils above your garage door and all hinges on each side of the garage door. Lubricate entire screw shaft with a bead of grease on the bottom of the T-Rail or screw channel not too much, as it may drip on the vehicle. Rollers are set in Low Temp Grease and shouldn't need lubing for many years. Do not spray lubricate on grease tracks. Wipe tracks clean (inside channel with a dry clean cloth.

Folks we need you're caring and help if we are to continue looking our best. Please attend a board meeting when you can. On your monthly statement from Tandem Management it gives the day, time and townhouse unit the meeting will be held. Know what's going on! We could use your help in the summer with the pool area and replacing of light bulbs in the complex. Someone with watchful eyes for the Guest Parking area making sure trash and special pickup items are not left in this area. If shopping baskets are left in Guest Parking push them out to the street for pick up.
FOLKS YOU DO NOT HAVE TO LOOK VERY FAR IN THE WINNETKA AREA TO UNDERSTAND WHY IT IS SO IMPORTANT TO STAY ON TOP OF THINGS. IF YOU HAVE THE TIME JOIN NEIGHBORHOOD WATCH GET INVOLVED! YOU ARE NOT RENTING THIS IS YOUR HOME. YOU DESERVE TO LIVE IN A CRIME CONTROLLED, TRASH FREE AREA. HELP US KEEP THE LOW LIFE OUT OF OUR COMPLEX.
