Four years ago our complex was valued higher than our neighbor complex Spy Glass Villas. Our unit are bigger, the grounds way larger and the parking better. Units sold quicker. Now it is the complete opposite. Theirs sell in days, ours take a year then fall out. Whats nuts is that some owners feel it is smart to ask a nutty price for their units and keep their fingers crossed that some chump will pay it. Not today. Board has to recognize that 375 is way to much for crappy grounds(literally) with broken amenities.Lakeridge has to be cleaned up. painted, repaired then maintained. Renters need to be ousted and owners forced to obey HOA rules. Until then I cannot reccomend my own complex to my friends.

They can list their condo at a sky high price all they want, but when it doesn't appraise at that price the banks will not lend, unless of course the buyer is willing to come up with more cash. Totally ridic situation, and sad.

BTW, if units are now selling at LAKERIDGE it must be because the Management Company is lying on the Escrow HOA CERTIFICATE questionnaire. Lenders specifically ask about the number of renters, number of offsite owners, number of investors, number of people owning more than one unit, but most importantly, if there is any PENDING LITIGATION.

Units not selling. They go pending and fall out. As of today 6 pending. After potential buyers do just a little leg work they find out car and home breakins are at a shocking pace. They vandalize and steal unafraid of being apprehended. It is only a short matter of time until someone gets caught in the middle of a property invasion and gets maimed. Lump this fact with stinky dirty grounds and basically a dog park atmosphere....We will see if any of these 6 close and at what discount. Do your homework people. Please don't read my posts as a disgruntled nut job. Trying to inform any young buyers before they plunk there hard earned money down. Who knows. If these 6 close the new owners could change the complex for the better. |
