Welcome to Our Website

Hello everyone, this is just a note to let you know that I have put together a little webpage for HG III. Please copy and paste it to your desktop for easy access -

We can all use it to post whatever is on your mind….whether it be a question of any sort or a request or a complaint or something you want to sell  or maybe rent. You will have to register to use the site. This site does not cost us any money and it provides me a place to put and store items that I send out periodically and well as items that cross my desk that relate to “condo life” which is different from the private home life that we all come from.

 

Most importantly, I have posted the Condo Documents that are recorded at the Lee County Registrar. Many times I will “publish” notes to you and refer to the doc’s so it is useful and advisable for you to be familiar with these documents. Now we can all easily find the necessary items.

I have also uploaded papers that I have sent out in the past that all residents should perhaps re-read, especially the ones that deal with flood, water damage, mold, association responsibilities and owners responsibilities. Hurricane Irma has made some of these concerns come back to our minds and I can’t over-emphasize the need (and the requirement) for all residents to have a home owners insurance policy that protects you and your neighbors from problems that arise in your unit. It is part of our by-laws and “self-insurance” is not the answer.

 

Also first floor owners should have riders for sewer back -up coverage and top floor owners should carry special coverage for wind driven rain as we experienced losses over at Turnberry from that type of situation.

It is only logical also to have a home watch when you’re not here. Too much can go wrong in very short order if your power goes off or if you have a wax ring fail on a toilet, etc.  

 

The website also has a copy of our roster and you can update your own information. 

I think the site can lead to easier, better communication and it will provide a place where residents can find the resources that we need. As residents come and go it will be a resource where they can find the information that they need.
