Most of the concerns expressed in your e-mail can be quickly put to rest
with a simple visit. Sorry. But during the interim, I'll give it a
whirl.
Status: We have Site plan, rezone, conditional use, concurrency, road
approach, traffic signal and prelim. engineering approval. We are
currently in for final engineering and building permit review. Our hope
is to commence construction mid to late April. At present, we are only
doing Phase I which encompasses everything along Ward and 162nd
frontages.
Concerns: Lighting will all be projected down with with cut-off shields
to prevent off site glare. Construction activity is limited to daylight
hours and when the site is dry, it will be watered down to mimimize
dust. There will be no contamination of well water for several reasons;
one is that the drinking water aquifer is extremely deep, two, all our
storm runoff has to be treated via filters prior to release, and three,
the only facility on the property unsing potential contaminants is the
fuel center. These facilities now have triple wall tanks with sensers
on, around and under the tanks for any possible release and are
monitered on a continued basis.
We are installing a traffice signal at the intersection of the north leg
of 162nd Ave. and our main Ward Road access. This, coupled with the
improvements to the south leg of 162nd by County, is expected to add a
lot of capacity for traffic. In other words, the flow of traffic will
likely be better after we are done than it is currently.
