Gramor Development
New Project 162nd & Ward Road

Gramor is a property development and management company with 40 centers in the Portland/Vancouver area including Heritage (Safeway).
Construction on this new project begins in May 2005 and will be completed in two phases. Phase 1: Walgreens, bank, fuel, retail. Phase 2: grocery store.
The buildings will be in the “federal” style: brick, slate roofs, cornice detail, copper accents, etc. It will have traditional elements including a water feature. They plan for “hefty” landscaping, using trees that are 20% larger than required. They will install solid vinyl fencing along all frontage properties.
Ward Road will be widened 1.5 lanes (turn lane and bike path) and a signal will be installed at 162nd. For detail about the street plans contact Richard Gamble 360-397-2375.
Side Note: Word is that WinCo is selling the property they own at 134th and 4th Plain in favor of relocating the original Vancouver Plaza store near Andresen.

Traffic Circulation Plan North of 4th Plain

1. Plans are to build a “collector” road (3 lanes) running parallel to 4th Plain. It would extend 65th to Kerr to 71st.
This plan must still go through the following stages: Public Meeting; Planning Commission; Board of Commissioners.
2. Plans to widen 137th north of 4th Plain; will extend past 99th.
South of 4th Plain is not planned for at this time as the project is both City of Vancouver and Clark County and there are funding issues. This will be a couple years out at least.
3. SR500 will move to Padden. Development along 4th Plain means more signals, too many for the state’s route standards.
SR500 will run along Padden to Ward to 162nd to 4th Plain.
4. Project to correct 99th St-Ward Rd-172nd Ave “mess”. No one is happy, no one will be happy but the county is planning to make improvements within the next two years.

1. Handed out maps and information on the Sifton Commerce Center development. It is all approved. She will invite speaker to come talk to us.
2. Five (5) Methadone Clinics are coming to Clark County. First is approved for Salmon Creek area, likely that we can expect one near us at some point. There are general information meetings being held. Kathy will send out details to the distribution list.
3. HNA Picnic is scheduled for August 27th at the Grange Hall on 76th & Ward Road. Soliciting volunteers to organize.
